NOTICE OF LEVY AND FORECLOSURE SALE BY VIRTUE OF A WRIT OF EXECUTION BY UNITED STATES FEDERAL MARSHAL Pursuant to the Writ of Execution issued in the United States District Court for the Middle District of Georgia as to the Judgment entered in Civil Case Number 4:25-cv-00413, the United States Federal Marshal will on the first Tuesday of September 2026 during the legal hours of sale at the courthouse door of Muscogee County, Georgia, sell at public outcry to the highest bidder for cash the following property in satisfaction of said Execution: All that lot or tract of land lying and being in Muscogee County, Georgia; being known and shown as All of Lot Numbered One (1), Cedar Lake Subdivision as said property is shown on a survey recorded at Plat Book 140, Page 110 and Plat 144, Page 43 in the Office of the Clerk of the Superior Court of Muscogee County, Georgia; together with a perpetual easement over "G" as shown on said plat. Subject to all applicable restrictions, covenants, easements and rights of way affecting said property. Said property bears the address of 7355 McKee Road, Upatoi, Georgia 31829. The sale of said property shall satisfy the Judgment granted in favor of PennyMac Loan Services, LLC. To the best knowledge of the United States Federal Marshal, the current occupant of said property is Matthew B. Pursche, Krystal L. Pursche, or another party in possession. The United States Federal Marshal makes no warranties whatsoever as to the above-described property including, but not limited to, any title defects, survey defect or liens and encumbrances. The property shall be sold "as is" and the doctrine of caveat emptor applies to all sales. Additionally, to the extent that the subject property is occupied, the buyer at the sale shall be responsible and obligated to follow all Georgia laws with respect to evictions, dispossessory proceedings or other forms of ejectment actions and the Federal Marshal shall bear no duty to remove said occupants from the premises.
