Under and by virtue of the Power of Sale contained in a Security Deed given by Mattie G. Young to CitiFinancial Services, Inc. dated August 2, 2006 and recorded on August 7, 2006 in Deed Book 8543, Page 3, Muscogee County, Georgia Records, and later assigned to U.S. Bank Trust National Association, as Trustee for LB-Dwelling Series V Trust by Assignment of Security Deed recorded on July 26, 2023 in Deed Book 14194, Page 32, Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Fifty-Eight Thousand Five Hundred Forty-One and 86/100 Dollars ($58,541.86), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on August 4, 2026 the following described property:
All that lot, tract or parcel of land situate, lying and being in the State of Georgia, County of Muscogee, and being known and distinguished as all of Lot numbered 20 in Block lettered "I" in that subdivision of land known as Unit One, Section Four, Wellborn Woods Addition, as said lot appears upon a map or plot of said subdivision recorded in Plat Book 30, Pages 117 "A" and "B" in the office of the Clerk of the Superior Court of Muscogee County, Georgia.
This conveyance is made subject to all valid restrictions of record.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are Donna M. Fuller, sole Heir to the Estate of Mattie G. Young or tenant(s); and said property is more commonly known as 1649 Emerson Ave, Columbus, GA 31907.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
