nominee for Suntrust Mortgage, Inc., its successors and assigns dated 5/20/2014 and recorded in Deed Book 11254 Page 22 Muscogee County,
Georgia records; as last transferred to or acquired by Truist Bank, conveying the after-described property to secure a Note in the original principal amount of $43,120.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the
Courthouse door of Muscogee County, Georgia (or such other area as
designated by Order of the Superior Court of said county), within the legal hours of sale on July 7, 2026 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: ALL THAT LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN MUSCOGEE COUNTY, GEORGIA, AND

MANUFACTURING COMPANY, BIBB VILLAGE, MUSCOGEE COUNTY, GEORGIA," WHICH PLAT WAS FILED FOR RECORD AND RECORDED ON APRIL 14, 1964, IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF MUSCOGEE COUNTY, GEORGIA, IN PLAT BOOK 32, PAGE 134 THROUGH 138 INCLUSIVE, TO WHICH REFERENCE MADE FOR A PARTICULAR DESCRIPTION OF SAID LOT. LOCATED ON SAID PROPERTY IS DWELLING NUMBERED 3825 FIRST
AVENUE, ACCORDING TO THE PRESENT SYSTEM OF NUMBERING IN
MUSCOGEE COUNTY, GEORGIA. This conveyance is made subject to all
valid and enforceable restrictive covenants and easements of record
applicable thereto. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
