STATE OF GEORGIA COUNTY OF MUSCOGEE NOTICE OF SALE UNDER POWER Pursuant to the power of sale contained in the Security Deed executed by GUYINN PROPERTY GROUP, LLC to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS GRANTEE, AS NOMINEE FOR KIAVI FUNDING, INC. in the original principal amount of $ 72,100.00 dated December 29, 2021, and recorded in Deed Book 13714, Page 329 , Muscogee County records, said Security Deed being last transferred to U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCAF ACQUISITION TRUST in Deed Book 14882, Page 420, Muscogee County records, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door in said County, or at such other place as lawfully designated, within the legal hours of sale, on 7/7/2026, the property in said Security Deed and described as follows: ALL THAT LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE CITY OF COLUMBUS, COUNTY OF MUSCOGEE, STATE OF GEORGIA, AND IN PART OF LAND LOT 98 OF THE COWETA. RESERVE OF SAID COUNTY, KNOWN AS LOT 1, BLOCK "V", 4TH ADDITION TO CARVER HEIGHTS SUBDIVISION, AS SAID LOT IS SHOWN UPON A MAP OR PLAT RECORDED IN PLAT BOOK 15, PAGE 131, IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF MUSCOGEE COUNTY, GEORGIA. INSTRUMENT 20170018482, 053 004 011 COMMONLY KNOWN AS: 904 34TH AVENUE, COLUMBUS, GA 31906 Said property being known as: 904 34TH AVENUE, COLUMBUS, GA 31906 To the best of the undersigned's knowledge, the party or parties in possession of said property is/are GUYINN PROPERTY GROUP, LLC or tenant(s). The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees (notice of intent to collect attorney's fees having been given).
