GA2600294454 Notice Of Foreclosure Sale Under Power Muscogee County, Georgia Under and by virtue of the Power of Sale contained in a Security Deed given by Markell Devante Roundtree to Mortgage Electronic Registration Systems, Inc., As Grantee, As Nominee For Canopy Mortgage, LLC, dated 07/10/2023 and recorded 07/10/2023 in Book 14181, Page 5, as modified by that Loan Modification recorded at Deed Book 14765 Page 160, Muscogee County, Georgia Records, as last transferred to Canopy Mortgage, LLC by assignment recorded on 12/05/2023 B: 14291 P: 2 in the Office of the Clerk of Superior Court of Muscogee Georgia Records, conveying the after-described property to secure a Note in the original principal amount of $ 117,826.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on 07/07/2026, the following described property: All That Lot Or Parcel Of Land In Land Lots 14 And 15 Of The 9th District Of Muscogee County, Georgia, And Being Known As Lot Eight (8), Block "B", Maplewood Terrace, A Subdivision Of Columbus, Georgia, As Said Lot 8 Is Shown On A Plat Of Said Subdivision Recorded In Plat Book 28, Page 3, In The Office Of The Clerk Of The Superior Court Of Said County. "This sale is subject to any post-foreclosure lien(s) rights the United States may retain against this property related to the junior lien(s) on record in favor of a United States entity pursuant to the 8th Circuit Court of Appeals ruling in Show Me State Premium Homes, LLC v. George L. McDonnell, et al (No. 22-1894; 8th Cir. 2023)." This conveyance is made subject to all zoning ordinances, easements and restrictions of record affecting said bargained premises.
