Under and by virtue of the power of sale contained in that certain Multifamily Deed to Secure Debt, Assignment of Leases and Rents, Security Agreement and Fixture Filing, dated July 10, 2023, by Trails Milgen, LLC to Lima One Capital, LLC, recorded on July 13, 2023 in Deed Book 14184, Page 110, Muscogee County, Georgia records (the "Security Deed"), and securing a loan given by Trails Milgen, LLC to Lima One Capital, LLC in the original principal amount of $1,700,000.00, there will be sold at a public outcry for cash to the highest bidder before the Courthouse door of Muscogee County, Georgia, during the legal hours of sale on the first Tuesday of June, 2026, by Lima One Capital, LLC as Attorney-in-Fact for Trails Milgen, LLC the following property to-wit:
All that lot, tract or parcel of land situate, lying and being in Land Lot 7, 8th District, Columbus, Muscogee County, Georgia and being known and designated as all of "LOT 200, 1.254 ACRES", as said lot is more particularly described on that certain map or plat entitled "Survey For Perry E. Pate, Sr., Part of Land Lot 7, 8th District, Columbus, Muscogee County, Georgia", dated December 16, 2010, prepared by William A. White, Registered Land Surveyor, recorded in PLAT BOOK 162, FOLIO 322, of the records in the Office of the Clerk of Superior Court of Muscogee County, Georgia, to which reference is made for a more complete and accurate description of the property herein described.
Said property is presently assigned street address of 4531 Milgen Road, Columbus, Georgia 31907 according to the present system of assigning street addresses in Muscogee County, Georgia.

The indebtedness secured by said Security Deed having been declared due and payable because of, among other possible events of default, failure to pay the indebtedness secured thereby as and when due, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees (notice of intention to collect attorney's fees having been given).
Notice has also been given, in writing and by mail, return receipt requested, of the name, address, and telephone number of the individual or entity who shall have full authority to negotiate, amend, and modify all terms of the Security Deed and the loan thereby secured in accordance with O.C.G.A. § 44-14-162.2(a).
The property will be sold as the property of the aforesaid grantor subject to the following: all prior restrictive covenants, easements, rights-of-way, security deeds or encumbrances of record, all valid zoning ordinances; matters which would be disclosed by an accurate survey of the property or by an inspection of the property; all outstanding taxes, assessments, unpaid bills, charges and expenses that are a lien against the property whether due and payable or not yet due and payable.
To the best of the undersigned's knowledge and belief, Trails Milgen, LLC is in possession of the subject property, subject to the rights of any tenants in possession.
