TS # 2026-23486-GA Notice Of Sale Under Power Georgia, Muscogee County Under and by virtue of the Power of Sale contained in that certain Security Deed given by Jose Requena, married man to Mortgage Electronic Registration Systems, Inc., as Grantor, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, its successors and assigns, dated 2/1/2022, and recorded on 2/3/2022, in Instrument No.: 20220002951, Deed Book 13736, Page 249, Muscogee County, Georgia records, as last assigned to Freedom Mortgage Corporation by assignment recorded on 10/26/2023 in Instrument No.: 20230021641 Deed Book 14262, Page 232, conveying the after-described property to secure a Note in the original principal amount of $259,000.00, with interest thereon as provided for therein, there will be sold at public outcry to the highest bidder for cash before the Courthouse door of Muscogee County, Georgia, within the legal hours of sale on 6/2/2026, the following described property: All That Tract And Parcel Of Land Situate, Lying And Being In Columbus, Muscogee County, Georgia, Being Part Of Land Lot 49 Of The 8th Land District And Being Part Of Tract E, Survey For Leader Development Co., As Said Tract Is Shown Upon A Plat Recorded In Plat Book 21, Folio 77, In The Office Of The Clerk Of The Superior Court Of Muscogee County, Georgia, The Tract And Parcel Hereby Conveyed Being Designated As "Fox Lot" As Shown Upon A Plat Recorded In Plat Book 23, Folio 67, Said Clerk's Office, And Located Within The Following Metes And Bounds: Beginning At An Iron Pin Located On The Northeasterly Line Of Cromwell Drive At The Point Where The Westernmost Corner Of Lot 28, Addition To Hilton Heights Park, As Said Lot Is Shown Upon A Plat Recorded In Plat Book 19, Folio 146, Said Clerk's Office, Intersects Said Northeasterly Line Of Cromwell Drive, And From Said Point Of Beginning Running Thence North 67 Degrees 32 Minutes West, Along The Northeasterly Line Of Cromwell Drive, A Distance Of 80 Feet To An Iron Pin; Running Thence North 22 Degrees 28 Minutes East A Distance Of 140 Feet To An Iron Pin; Running Thence South 67 Degrees 32 Minutes East A Distance Of 80 Feet To An Iron Pin; And Running Thence South 22 Degrees 28 Minutes West, Along The Northwesterly Line Of Said Lot 28, A Distance Of 140 Feet To The Point Of Beginning.. Said property is commonly known as 2831 Cromwell Dr Columbus, GA 31906. The indebtedness secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
