STATE OF GEORGIA COUNTY OF MUSCOGEE NOTICE OF SALE UNDER POWER Pursuant to the power of sale contained in the Security Deed executed by DORIUS C SPRUANCE AND AYANNA SPRUANCE to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR ENVOY MORTGAGE, LTD in the original principal amount of $63,822.00 dated April 21, 2015, and recorded in Deed Book 11508 , Page 237, Muscogee County records, said Security Deed being last transferred to U.S. BANK NATIONAL ASSOCIATION in Deed Book 12327 , Page 172, Muscogee County records, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door in said County, or at such other place as lawfully designated, within the legal hours of sale, on 6/2/2026, the property in said Security Deed and described as follows: ALL THAT LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE CITY OF COLUMBUS, MUSCOGEE COUNTY, GEORGIA AND IN LAND LOT 13 OF THE 9TH DISTRICT OF SAID COUNTY AND BEING KNOWN AND DESIGNATED AS ALL OF LOT SEVEN (7), IN BLOCK LETTERED "C", IN THAT CERTAIN SUBDIVISION OF LAND KNOWN AND DISTINGUISHED AS SECTION ONE, HARVEST HEIGHTS, AS SAID LOT APPEARS UPON A MAP OR PLAT OF SAID SUBDIVISION RECORDED IN PLAT BOOK 44, PAGE 78-A, IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF MUSCOGEE COUNTY, GEORGIA, TO WHICH REFERENCE IS MADE FOR THE SPECIFIC DIMENSIONS AND LOCATION OF SAID LOT. LOCATED THEREON IS HOUSE NUMBERED 801 MCCORMICK PLACE, ACCORDING TO THE PRESENT SYSTEM OF NUMBERING HOUSES IN COLUMBUS, MUSCOGEE COUNTY, GEORGIA. Said property being known as: 801 MCCORMICK PLACE, COLUMBUS, GA 31907 To the best of the undersigned's knowledge, the party or parties in possession of said property is/are DORIUS C SPRUANCE AND AYANNA SPRUANCE or tenant(s). The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to the following: (1) any outstanding ad valorem taxes (including taxes which are a lien, whether or not yet due and payable); (2) the right of redemption of any taxing authority; (3) any matters which might be disclosed by an accurate survey and inspection of the property; and (4) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
