NOTICE OF SUMMONS AND SERVICE BY PUBLICATION IN THE SUPERIOR COURT OF MUSCOGEE COUNTY, STATE OF GEORGIA, Civil Action File No. SU2025CV001318 CHARITABLE REAL ESTATE HOLDINGS, LLC, Petitioner, v. ALL PERSONS, KNOWN OR UNKNOWN, WHO CLAIM, OR MIGHT CLAIM ADVERSELY TO PETITIONER'S TITLE TO ALL THAT TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN COLUMBUS, MUSCOGEE COUNTY, GEORGIA, AS SAID TRACT OR PARCEL IS SHOWN UPON A MAP OR PLAT PREPARED BY THE OFFICE OF THE CITY ENGINEER AND ENTITLED DRAWING NO. B-1339, A COPY THEREOF BEING RECORDED IN PLAT BOOK 13, PAGE 75 IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF MUSCOGEE COUNTY, GEORGIA, SAID TRACT OR PARCEL HEREBY CONVEYED BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO-WIT: BEGINNING AT A POINT ON THE EAST SIDE OF RIVER ROAD, WHICH IS FORMED BY THE INTERSECTION OF THE EASTERLY MARGIN OF RIVER ROAD AND THE SOUTHERLY MARGIN OF 35TH STREET; RUNNING THENCE FROM SAID POINT OF BEGINNING S01°33'W, ALONG THE SAID EASTERLY MARGIN OF RIVER ROAD A DISTANCE OF 200.3 FEET TO AN IRON PIN; RUNNING THENCE IN A SOUTHERLY, EASTERLY AND NORTHERLY DIRECTION ALONG THE ARC OF A CURVE TO THE RIGHT HAVING A RADIUS OF 20 FEET, A DISTANCE OF 61.13 FEET TO A POINT MARKED BY AN IRON PIN ON THE NORTHWESTERLY MARGIN OF THE COLUMBUS-MANCHESTER EXPRESSWAY; RUNNING THENCE N31°15'E, ALONG THE NORTHWESTERLY MARGIN OF THECOLUMBUS-MANCHESTER EXPRESSWAY, A DISTANCE OF 250.12 FEET TO A POINT MARKED BY AN IRON PIN; RUNNING THENCE N88°59'W, A DISTANCE OF 167.19 FEET TO THE POINT OF BEGINNING; COMPASSIONATE SERVICE CHARITIES, INC.; 4301 VETERANS COMMERCIAL REAL ESTATE HOLDING TRUST; AND DANIEL M. VAN GASKEN, INDIVIDUALLY AND AS TRUSTEE AND FIDUCIARY OF 4301 VETERANS COMMERCIAL REAL ESTATE HOLDING TRUST, Respondents. To: Shareholders, directors, officers, representatives and all interested parties of Compassionate Service Charities, Inc., a Utah corporation authorized to do business in the State of Georgia, their agents, heirs, personal representatives and successors; shareholders, directors, officers, representatives and all interested parties of 4301 Veterans Commercial Real Estate Holding Trust, their agents, heirs, personal representatives and successors; Daniel M. Van Gasken, his agents, heirs, personal representatives and successors; James Cantrell, his agents, heirs, personal representatives and successors; and any and all persons known or unknown claiming any right, title, power, interest, ownership, equity, claim or demand in and to the land described above, and all occupants, tenants, lessees, licensees and all holders, owners and users of way across, over and under said land. You are hereby notified that the above styled civil action seeking to establish title to the above described property against all the world was filed on the 17th day of June, 2025, in the Superior Court of Muskogee County, Georgia, and that by reason of order of service by publication entered by said court on the 11th day of December, 2025, you are hereby demanded to be and appear at said court no later than (30) thirty days after the last publication of this notice and within that time to answer said Petition and file any and all necessary and appropriate pleadings with the court and a copy of same should be mailed to Petitioner's attorney, Thomas H. Camp, P.O. Box 2349, Newnan, Georgia 30264. Your failure to do so will result in judgment by default being entered against you and the loss of all right, title and interest that you may have in or to said real property. Also take notice that a hearing on this matter will be held by Special Master Steven W. Ray on the 24th day of June, 2026, beginning at 9:30 a.m., in the hearing room, 10th Floor (East Side), The Government Tower, 100 10th Street, Columbus, Georgia. The purpose of the hearing will be to take evidence from all parties present on the factual issues of the Petition, and to hear and take under advisement any questions of law that the parties may have as to such issues. After the conclusion of the hearing, the Special Master will submit to the Court a report of his findings regarding the validity, nature and extent of Petitioner's title and all other interests in the land referenced in the Petition. All parties are hereby notified to attend and present such evidence and/or questions of law as to the parties, and/or the parties' counsel, may deem appropriate and necessary. So ordered by the Hon.
