NOTICE OF SALE GEORGIA, MUSCOGEE COUNTY. By virtue of a power of sale contained in that certain Security Deed from SHIRLEY DIANNE WRIGHT AKA DIANNE C. WRIGHT AND PATTI JO-ANNE ROPER to COLONY BANK, AS SUCCESSOR BY CORPORATE MERGER TO CALUMET BANK F/K/A LAGRANGE BANKING COMPANY, AS SUCCESSOR BY CORPORATE MERGER TO CALUMET BANK F/K/A LAGRANGE BANKING COMPANY dated June 11, 2014, recorded in Deed Book 11270, Page 315, et seq., Muscogee County Deed Records, as modified by that certain Modification of Security Agreement dated July 3, 2019 and recorded in Deed Book 12705, Page 137 et seq., Muscogee County Deed Records, said Security Deed having originally been given to secure that certain Promissory Note in the original principal amount of ONE HUNDRED FIFTEEN THOUSAND AND 00/100 DOLLARS ($115,000.00) even date therewith, as well as all extensions, renewals and modifications thereof, together with any and all other indebtedness, of any type or description, then or thereafter owing by DIANNE WRIGHT to COLONY BANK, AS SUCCESSOR BY CORPORATE MERGER TO CALUMET BANK F/K/A LAGRANGE BANKING COMPANY, AS SUCCESSOR BY CORPORATE MERGER TO CALUMET BANK F/K/A LAGRANGE BANKING COMPANY, there will be sold by the undersigned, at public outcry, to the highest bidder for cash, before the courthouse door at Columbus, Muscogee County, Georgia, within the legal hours of sale on the first Tuesday in May, 2026, the following described property: 6358 Olde Towne Drive Columbus, GA 31907 Parcel # 196 001 005 All that lot, tract and parcel of land situate, lying and being in Columbus, Muscogee County, Georgia, being known and designated as ALL OF LOT NUMBERED FIVE (5), SECTION TWO, OLDE TOWNE, as said lot is shown upon a map or plat of said Subdivision recorded in Plat Book 70, page 37, in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which reference is made for a more specific location and dimensions of said lot. Located on the above described property is house numbered 6358 Olde Towne Drive, according to the present system of numbering houses in Columbus, Georgia THE STREET ADDRESS OF THE ABOVE-DESCRIBED PROPERTY 6358 OLDE TOWNE DRIVE, COLUMBUS, MUSCOGEE COUNTY, GEORGIA, 31907 TO THE BEST OF THE KNOWLEDGE AND BELIEF OF COLONY BANK, AS SUCCESSOR BY CORPORATE MERGER TO CALUMET BANK F/K/A LAGRANGE BANKING COMPANY, AS SUCCESSOR BY CORPORATE MERGER TO CALUMET BANK F/K/A LAGRANGE BANKING COMPANY. The indebtedness secured by the aforementioned Security Deed has been and is hereby declared immediately due and payable in full because of the failure of DIANNE WRIGHT to maintain payments upon said indebtedness owing to the COLONY BANK, AS SUCCESSOR BY CORPORATE MERGER TO CALUMET BANK F/K/A LAGRANGE BANKING COMPANY, AS SUCCESSOR BY CORPORATE MERGER TO CALUMET BANK F/K/A LAGRANGE BANKING COMPANY, in accordance with its terms. Said indebtedness remaining in default, this sale shall be made for the purpose of paying such indebtedness, as well as all expenses of this sale, including attorneys' fees. The above-described real property will be sold as the property of the ESTATE OF DIANNE WRIGHT and will be sold subject to the following items which may affect the title to said property: all zoning and subdivision ordinances and/or regulations; matters which would be disclosed by an accurate survey or an inspection of the property; all real property ad valorem taxes or assessments, which may constitute liens upon said property; all liens which, under applicable law, would take priority over the Security Deed described above; and all easements, restrictions, rights-of-way, Security Deeds or other encumbrances of record which have priority over the referenced Security Deed.
