Under and by virtue of the Power of Sale contained in a Security Deed given by Geraldine Nolan Cato to Genworth Financial Home Equity Access, Inc. dated March 26, 2010 and recorded on April 1, 2010 in Deed Book 09964, Page 50, Muscogee County, Georgia Records, and later assigned to U.S. Bank Trust National Association, as Trustee of LB-Flat Series VI Trust by Assignment of Security Deed recorded on March 18, 2026 in Deed Book 14885, Page 1, Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Seventy-Seven Thousand Five Hundred And 00/100 Dollars ($277,500.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on May 5, 2026 the following described property:
All that tract or parcel of land situate, lying and being in Columbus, Muscogee County, Georgia, and being known and designated as all of Lot Numbered Three (3), in Block Lettered "A", Section One, Deercrest Subdivision, as said lot is shown upon a map or plat of said subdivision, dated December 12, 1972, made by G.V. Carr & Co., Civil Engineers, and recorded in Plat Book 53, Page 26-A in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which plat reference is made for the particular location and dimensions of said lot.
This being the same property as described in that certain Deed of Assent from Geraldine Nolan Cato, as Executrix of the Last Will and Testament of Chester Donald Cato a/k/a Chester Donald Cato, Sr., deceased to Geraldine Nolan Cato date August 3, 2004 and recorded in Deed Book 7529, Page 84 in the Office of the Clerk of the Superior Court of Muscogee County, Georgia.
The above described property is subject to all valid and enforceable restrictive covenants, zoning ordinances and easements of record applicable thereto.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are The Heirs of the Estate of Geraldine Nolan Cato or tenant(s); and said property is more commonly known as 6814 Buckeye Road, Columbus, GA 31904.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
