STANKIEWICZ AND TERESA TAIRI STANKIEWICZ to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS GRANTEE, AS NOMINEE FOR SYNOVUS MORTGAGE CORP in the original principal amount of $99,000.00 dated October 31, 2016, and recorded in Deed Book 11965, Page 166, Muscogee County records, said Security Deed being last transferred to PNC BANK, NATIONAL ASSOCIATION in Deed Book 14843, Page 36, Muscogee County records, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door in said County, or at such other place as lawfully designated, within the legal hours of sale, on 5/5/2026, the property in said Security Deed and described as follows:
ALL THAT LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE COLUMBUS, MUSCOGEE COUNTY, GEORGIA BEING KNOWN AND DESIGNATED AS ALL OF RESIDENTIAL UNIT NUMBERED ONE HUNDRED NINE (109), LOCATED BUILDING NUMBERED TWO (2), PHASE I OF HIDDEN LAKE, AS SHOWN ON A MASTER PLOT PLAN OF SAID HIDDEN LAKE DEVELOPMENT AND SAID BUILDING NUMBERED 2, DATED JULY 15, 1974, MADE BY ENNIS AND COMPANY, INC., AND RECORDED ON JULY 30, 1974, IN CONDOMINIUM PLAT BOOK ONE (DRAWER), PAGES 37 AND 39, OF THE RECORDS IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF MUSCOGEE COUNTY, GEORGIA, TOGETHER WITH ALL RIGHT, TITLE AND INTEREST OF GRANTOR IN SAID RESIDENTIAL UNIT AND THE APPURTENANCES THERETO SET FORTH IN AND UNDER THE DECLARATION OF HIDDEN LAKE DATED JANUARY 29, 1973 AND BEING RECORDED IN DEED BOOK 1434, FOLIO 367, OF THE RECORDS IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF MUSCOGEE COUNTY, GEORGIA, AS AMENDED THERETO BY FIRST AMENDMENT TO DECLARATION OF HIDDEN LAKE DATED JULY 30, 1974 AND BEING RECORDED IN DEED BOOK 1544, PAGE 78, AFORESAID RECORDS, AS AMENDED THERETO BY SECOND AMENDMENT TO DECLARATION OF HIDDEN LAKE, DATED SEPTEMBER 26, 1974 AND BEING RECORDED IN DEED BOOK 1521, PAGE 511, AFORESAID RECORDS, AND AS AMENDED THERETO BY THE THIRD AMENDMENT TO DECLARATION OF HIDDEN LAKE, DATED SEPTEMBER 12, 1975 AND BEING RECORDED IN DEED BOOK 1563, PAGE 406, AFORESAID RECORDS, AS AMENDED THERETO BY THE FOURTH AMENDMENT TO DECLARATION OF HIDDEN LAKE, DATED APRIL 26, 1976 AND BEING RECORDED IN DEED BOOK 1594, PAGE 557, AFORESAID RECORDS, AS AMENDED THERETO BY THE FIFTH AMENDMENT TO DECLARATION OF HIDDEN LAKE, DATED SEPTEMBER 8, 1976 AND BEING RECORDED IN DEED BOOK 1618, PAGE 25, AFORESAID RECORDS, AS AMENDED THERETO BY THE SIXTH AMENDMENT TO DECLARATION OF HIDDEN LAKE, DATED DECEMBER 2, 1976 AND BEING RECORDED IN DEED BOOK 1630, PAGE 7, AS AMENDED THERETO BY THE SEVENTH AMENDMENT TO DECLARATION OF HIDDEN LAKE, DATED DECEMBER 2, 1989 AND BEING RECORDED IN DEED BOOK 3183, PAGE 131 AND BEING RE-RECORDED IN DEED BOOK 3193, PAGE 245, AFORESAID RECORDS, AND ALL SURVEYS, SAID DECLARATION AND ALL RECORDED AMENDMENTS THERETO ARE BY REFERENCE INCORPORATED HEREIN AND MADE A PART HEREOF.
THE INTEREST HEREIN CONVEYED INCLUDES, WITHOUT LIMITING THE GENERALITY OF THE FOREGOING, THE UNDIVIDED PERCENTAGE INTEREST IN AND TO THE COMMON AREA OF HIDDEN LAKE AS THE SAME IS SET FORTH IN SAID DECLARATION AND THE AMENDMENTS THERETO.
SAID PROPERTY IS CONVEYED SUBJECT TO ALL VALID AND ENFORCEABLE EASEMENTS AND RESTRICTIONS OF RECORD AND TO APPLICABLE ZONING ORDINANCES AND REGULATIONS PROMULGATED PURSUANT THERETO FOR SO LONG AS SAME SHALL REMAIN OF BINDING FORCE AND EFFECT.
THIS IS PART OF THE SAME PROPERTY CONVEYED IN THAT CERTAIN DEED OF ASSENT FROM MARGARET ELLISON MASSEY TO PAUL BROOKS MASSEY DATED FEBRUARY 3, 2009 AND RECORDED IN DEED BOOK 9598, PAGE 233, MUSCOGEE COUNTY, GEORGIA RECORDS.
Said property being known as: 2525 NORRIS ROAD UNIT 109, COLUMBUS, GA 31907
To the best of the undersigned's knowledge, the party or parties in possession of said property is/are ANDREW M. STANKIEWICZ AND TERESA TAIRI STANKIEWICZ or tenant(s).
The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees (notice of intent to collect attorney's fees having been given).
Said property will be sold subject to the following: (1) any outstanding ad valorem taxes (including taxes which are a lien, whether or not yet due and payable); (2) the right of redemption of any taxing authority; (3) any matters which might be disclosed by an accurate survey and inspection of the property; and (4) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
Said sale will be conducted subject to the following: (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed.
