NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF MUSCOGEE DEFAULT having been made in the terms of that certain security deed executed by Alfonzo Garrett to Local Loan Servicing, LLC, dated March 27, 2025 and recorded on May 1, 2025 in Deed Book 14669, Page 185, in the Office of the Clerk of Superior Court of Muscogee County, Georgia, said Security Deed having been given to secure a Note of even date in the original principle amount of Ninety One Thousand Eight Hundred Sixty Six Dollars and 33/100 ($91,866.33) with interest thereon as provided for therein, and the said default continuing, and by virtue of the power of sale contained in said security deed, the following described real property will be sold at public outcry for cash, to the highest bidder, at the Muscogee County Courthouse in Columbus, Georgia, during the legal hours of sale on Tuesday April 7, 2026, to-wit: All that lot, tract or parcel of land situate,, lying and being in Columbus, Muscogee County, Georgia, and being known and designated as ALL OF LOT NUMBERED THREE (3), in BLOCK LETTERED "J", of that certain Subdivision being known as SECTION TWO, MEADOW WOOD, as said Subdivision is shown upon a map or plat entitled "Section Two, Meadow Wood Park, lying in Land Lot 9, 8th District, Muscogee County, Georgia", prepared by Aldridge, Moon & King, dated December 1, 1962, and filed for record on January 18, 1963 and recorded in Plat Book 29, page 58-A, in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which reference is hereby made for a more complete and accurate description of said property. The indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed and Note, including but not limited to the nonpayment of the indebtedness as and when due. The indebtedness remaining in default, this sale will be made for the purpose of paying the same, all expenses of the sale, including attorney's fees and all other payments provided for under the terms of the Security Deed and Note. Said property will be sold subject to the following items which may affect the title to said property; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; any outstanding taxes, including but not limited to ad valorem taxes, which constitute liens upon said property; special assessments; all outstanding bills for public utilities which constitute liens upon said property; all restrictive covenants, easements, rights-of-way and any other matters of record superior to said Security Deed.
