Under and by virtue of the Power of Sale contained in a Security Deed given by Junnyor Alberto Aguilar Ortez to OwnEZ Asset Management, LLC dated February 25, 2022 and recorded on March 2, 2022 in Deed Book 13765, Page 134, Muscogee County, Georgia Records, and later assigned to OwnEZ Holdings 1, LLC by Assignment of Security Deed recorded on March 22, 2024 in Deed Book 14366, Page 234, Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Thirty-Seven Thousand Five Hundred Thirty-Nine And 92/100 Dollars ($137,539.92), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on April 7, 2026 the following described property:
All that lot, tract and parcel of land situate, lying and being in Muscogee County, Georgia, and being known and designated as all of Lot Numbered Eleven (11), Block Lettered "A", Section One, Lincoln Hills Subdivision, as said lot is shown on a map or plat of said subdivision dated June 10, 1953, prepared by Aldridge, Moon, Russell & King, Civil Engineers being recorded in Plat Book 9, Folio 156, of the records in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which reference is made for the specific location and dimensions of said lot.
This is the same property conveyed in that certain Warranty Deed from Howard Daniel Roberts to Kenneth Dale Dobbs, Jr., dated March 30, 2006 and recorded in Deed Book 8355, at Page 243 in the Office of the Clerk of Superior Court of Muscogee County, Georgia.
Said property is presently assigned street address of 2907 West Britt David Road, Columbus, Georgia 31909 according to the present system of assigning street addresses in Muscogee County, Georgia.
Muscogee County Tax Parcel: 070-003-016.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are Junnyor Alberto Aguilar Ortez or tenant(s); and said property is more commonly known as 2907 West Britt David Rd, Columbus, GA 31909.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
