NOTICE OF FORECLOSURE SALE UNDER POWER MUSCOGEE COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Anita McClendon to Genworth Financial Home Equity Access, Inc. dated January 11, 2010 and recorded on January 19, 2010 in Deed Book 09912, Page 43, Muscogee County, Georgia Records, and later assigned to Wilmington Savings Fund Society, FSB, as trustee of CFS15 Grantor Trust by Assignment of Security Deed recorded on October 9, 2025 in Deed Book 14778, Page 441, Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Sixty-Eight Thousand And 00/100 Dollars ($168,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on March 3, 2026 the following described property: All that Lot, tract or parcel of land lying and being in Land Lot 122 of the Coweta Reserve of Columbus, Muscogee County, Georgia being known and designated as Lot Thirty-One (31), Block "K" of that subdivision of land known as Section Four, Holly Woods, as said lot and block are recorded in a map or plat of said subdivision recorded in Plat Book 46, Page 45A, in the Office of the Clerk of Superior Court of Muscogee County, Georgia. This being the same identical property as conveyed in that certain Warranty Deed from Tommy L. Combs to Lindsey McClendon, Jr. and Anita McClendon dated March 30, 1978, recorded in Deed Book 1713, Page 122 in the Office of Clerk of the Superior Court of Muscogee County, Georgia. Also being that same property conveyed to Anita McClendon from Lindsey McClendon, Jr. by virtue of a divorce decree filed in the Office of the Muscogee County Superior Court on March 6, 1987. The above described is subject to all valid and enforceable restrictive covenants, zoning ordinances and easements of record applicable thereto. Tax ID #: 064013 025 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
