NOTICE OF FORECLOSURE SALE UNDER POWER MUSCOGEE COUNTY, GEORGIA Under and by virtue of the Power of Sale contained in a Security Deed given by Laverne Warren to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Village Capital & Investment, LLC, dated December 26, 2013, and recorded in Deed Book 11149, Page 135, Muscogee County, Georgia Records, as last transferred to Village Capital & Investment LLC by assignment recorded on December 29, 2022 in Book 14037 Page 232 in the Office of the Clerk of Superior Court of Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Ninety Thousand Eight Hundred Eleven and 0/100 dollars ($90,811.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on March 3, 2026, the following described property: All that tract or parcel of land situate, lying and being in the City of Columbus, Muscogee County, Georgia and, being known and designated as ALL OF LOT FIVE (5), BLOCK "P", LINDSAY CREEK PARK SUBDIVISION, as said lot appears upon a plat of said subdivision recorded in the office of the clerk of the Superior Court of Muscogee County, Georgia at Plat Book 15, Folios 66-A and 66-B; and to which reference is hereby made for a more particular description. Commonly known as: 3407 Melrose Drive, Columbus, GA 31906 Parcel Number: 067-025-012 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
