NOTICE OF FORECLOSURE SALE UNDER POWER MUSCOGEE COUNTY, GEORGIA Under and by virtue of the Power of Sale contained in a Security Deed given by JEREMY R STUCKEY to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Everett Financial, Inc. dba Supreme Lending, dated October 26, 2021, and recorded in Deed Book 13627, Page 25, Muscogee County, Georgia Records, as last transferred to Everett Financial Inc DBA Supreme Lending by assignment recorded on January 5, 2026 in Book 14834 Page 381 in the Office of the Clerk of Superior Court of Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Twenty-Three Thousand Two Hundred and 0/100 dollars ($123,200.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on March 3, 2026, the following described property: All that lot, tract and parcel of land situate, lying and being in Columbus, Muscogee County, Georgia, being known and designated as ALL OF LOT NUMBERED TWO (2), BLOCK "B", ADDITION TO GENTIAN ACRES, as shown upon a map or plat entitled "Addition to Gentian Acres, Property of Mrs. Mattie E. Alford, Part of Land Lot 26, 8th District, Muscogee County, Georgia" prepared by L. R. Aldridge, Jr ., C.E ., under date of February 16, 1952, filed for record March 11, 1952 and recorded in Plat Book 8, page 82 in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which reference is made for the particular location and dimensions of said lot. FOR INFORMATIONAL PURPOSES ONLY: The improvements thereon being known as 5415 Moon Road, Columbus, GA 31909 Tax ID#: 083-024-017 BEING the fee simple property which, by Quitclaim Deed dated September 10, 2009, and recorded September 16, 2009, in the Clerk of Superior Court's Office of the County of Muscogee, Georgia, in Book 9814, Page 41, was granted and conveyed by JAMIE R. WILLIAMSON unto JEREMY R. STUCKEY. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). The entity having full authority to negotiate, amend or modify all terms of the loan (although not required by law to do so) is: Supreme Lending they can be contacted at 866.219.0032 for Loss Mitigation Dept, or by writing to 14801 Quorum Drive, Suite 300, Dallas, Texas 75254, to discuss possible alternatives to avoid foreclosure. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. To the best knowledge and belief of the undersigned, the party in possession of the property is Jeremy R. Stuckey or tenant(s); and said property is more commonly known as 5415 Moon Road, Columbus, GA 31909.
