Notice of Sale NOTICE OF SALE UNDER POWER STATE OF GEORGIA, COUNTY OF MUSCOGEE By virtue of a Power of Sale contained in that certain Security Deed from Robert Edwards Sr. to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR HOMEBRIDGE FINANCIAL SERVICES, INC., dated January 30, 2015 and recorded on February 4, 2015 in Deed Book 11445, Page 138, in the Office of the Clerk of Superior Court of Muscogee County, Georgia, said Security Deed having been given to secure a Note of even date, in the original principal amount of Zero and 00/100 dollars ($0.00) with interest thereon as provided therein, as last transferred to NEWREZ LLC F/K/A NEW PENN FINANCIAL, LLC D/B/A SHELLPOINT MORTGAGE SERVICING, recorded in Deed Book 12736, Page 30, aforesaid records, will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in February, 2026, all property described in said Security Deed including but not limited to the following described property: All that lot, tract or parcel of land, situate, lying and being in the State of Georgia, County of Muscogee, and being known and distinguished as ALL OF LOT TWELVE (12) in BLOCK "B" of that certain Subdivision of land known as VICTORY HEIGHTS, according to a map or plat of said Subdivision recorded in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, in Plat Book 2, Folio 291, to which reference is made for specific dimensions and location of said Lot 12.
