ON APPEALS OF VARIANCES OR MODIFICATIONS TO THE C0MPREHENSIVE ZONING ORDINANCE Notice is hereby given that the Board of Zoning Appeals of Columbus, Georgia will hold a public hearing 1/7/2026 2:00PM, in the City Counsel Chambers located on the 2nd Floor of the C.E. "Red" McDaniel City Services Located at 3111 Citizens Way, Columbus, GA 31906, relative to requested variances or modifications from the Zoning Ordinance, relative to property inside Columbus, Georgia, as follows: Appeal Request at Moon Meeks and Associates, Inc. for a variance from the zoning ordinance for 3150 WILLIAMS RD, Columbus: Applicant requests a special exception variance to increase the number of parking spaces required from 32 to 41. Per UDO Table 4.3.3 (Auto/Truck Repair, Minor) 1 space per 150 GSF of enclosed area, enclosed area GSF = 4,862 SF 4,862 SF/150 = 32 spaces required/allowed. The property is zoned General Commercial Appeal Request at Moon Meeks and Associates, Inc. for a variance from the zoning ordinance for 100 FRIST CT, COLUMBUS: Applicant requests a special exception variance to increase the number of parking spaces required from 268 to 456. Per UDO Table 4.3.3 (Hospitals) 2 spaces per bed/parking study may be required number of beds = 134 134 * 2 = 268 spaces required/allowed. The property is zoned Residential Office Appeal Request at The Church of Columbus for a variance from the zoning ordinance for 2001 DOUBLE CHURCHES RD, COLUMBUS: Applicant requests a hardship variance to allow the pavilion to be placed in the side yard. Applicant also requests a special exception variance to allow pavilion to exceed the 14' max height. Per section 2.1.6, accessory structured in a SFR1 zoning district must be located in the rear yard of a parcel and meet the maximum height requirements of 14'. The property is zoned Single Family Residential – 1 Appeal Request at ALVIN CABRERA for a variance from the zoning ordinance for 6516 MOON CIR, COLUMBUS: Applicant requests a special exemption variance to reduce the rear setback from 30' to 8'. per section 2.2.8 of the U.D.O rear setback for SFR2 zoning is 30'.
