The tax sale to which this Notice relates took place on November 7, 2023, and the tax deed to which this notice relates is dated the 7th day of November, 2023, and is recorded in the office of the Clerk of the Superior Court of Muscogee County, Georgia, in Deed Book 14320, Page 63. Box 1199 Columbus, GA 31902 (706) 243-5630 sgg@psstf.com EXHIBIT A PARCEL ONE: All that lot, tract or parcel of land situate, lying and being in the State of Georgia, County of Muscogee and being known and designated as Part of Lot 12, East Heights Subdivision, being a Replat of Lots 13, 14, 15, 16, 17, 18-A of East Side Acres Survey, according to a map or plat of said Subdivision recorded in the Office of the Clerk of Superior Court of Muscogee County, Georgia, in Plat Book 3, Page 204, and being more particularly described as follows, to wit: Beginning at an iron pin which is located a distance of 140 feet from an iron pin being located at the point where the northwestern line of Short Street intersects the northeastern line of East Height Drive, and from said point of beginning running thence north 51 degrees 11 minutes west, a distance of one hundred (100) feet to an iron pin, running thence north 38 degrees 49 minutes east, a distance, of one hundred seventy (170) feet to an iron pin; running thence south 51 degrees 11 minutes east, a distance of one hundred (100) feet to an iron pin; running thence south 38 degrees 49 minutes west, a distance of one hundred seventy (170) feet to the point of beginning, and being the property upon which is located house numbered 4765 East Height Drive, according to the present system of numbering houses in Muscogee County, Georgia. Thu conveyance is made subject to all valid and enforceable restrictive covenants and easements of record. PARCEL TWO: All that 1ot, tract or parcel of land situate, lying and being in Land Lot 5 of the 9th Land District of Columbus, Muscogee County, Georgia said tract of property comprising 0.459 acres and being more particularly described as follows: TO LOCATE THE TRUE POINT OF BEGINNING, start at an iron pin located at the point of intersection of the southwestern boundary of the right of way of McCaghren Road (a 60 foot right of way) with the southeastern boundary of the right of way of Warm Springs Road (a 50 foot right of way) and from said iron pin run thence south 67 degrees 08 minutes 30 seconds east and along the southwestern boundary of the right of way of McCaghren Road for a distance of 837.20 feet to an iron pin; run thence south 22 degrees 51 minutes 30 seconds west for a distance of 471.15 feet to an iron pin, same being the TRUE POINT OF BEGINNING of the tract hereby described: From said iron pin at the true point of beginning run thence south 22 degrees 51 minutes 30 seconds west for a distance of 142.13 feet to an iron pin run thence north 51 degrees 17 minutes 00 seconds west for a distance of 185.38 feet to an iron pin; run thence north 38 degrees 43 minutes 00 seconds east for a distance of 100.00 feet to an iron pin; run thence south 65 degrees 21 minutes 00 seconds east for a distance of 151.07 feet to an iron pin, same being the original true point of beginning. Said property is more particularly shown as TRACT 4-B upon a plat of survey prepared by White & Cook, Inc., Surveyors, under date of February 6, 1984, as last revised April 20, 1984, said plat being recorded in Plat Book 88, Page 6, of the records in the Office of the Clerk of Superior of Muscogee County, Georgia same being hereby incorporated herein.
