NOTICE OF SALE UNDER POWER GEORGIA,MUSCOGEE COUNTY THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Deed to Secure Debt and Security Agreement given by WH BL Properties, LLC to Mid Atlantic Senior Secured Income Fund, LLC, dated September 15, 2022, filed September 16, 2022, and recorded at Deed Book 13960, Page 113, Muscogee County, GA records, conveying the after-described property to secure a Promissory Note in the original principal amount of One Hundred Fifteen Thousand AND 00/100 Dollars ($115,000.00), with interest thereon as set forth therein; there will be sold at public outcry to the highest bidder for cash before the Courthouse door of MUSCOGEE COUNTY, Georgia, within the legal hours of sale on the first Tuesday in January, 2026, the following described Property: All that lot, tract or parcel of land situate, lying and being in Columbus, Muscogee County, Georgia and being known and designated as all of Lot 9 and part of Lot 10, Block "J", East Wynnton, a Subdivision of Columbus, Georgia as said lot is shown on a map or plat of said subdivision recorded in Deed Book XX, Folio 170, in the Office of the Clerk of the Superior Court of Muscogee County, Georgia and being more particularly described as follows: Beginning at an iron pin located on the Southwesterly line of Lawyers Lane at a point 60 feet Southwesterly, as measured along the Southwesterly line of Lawyers Lane at a point 50 feet Southeasterly, as measured along the Southwesterly line of Lawyers Lane with the Southeasterly line of Marion Street, and from said point of beginning running thence South 39 degrees and 15 minutes East, along the Southwesterly line of Lawyers Lane, a distance of 82.7 feet to an iron pin, thence running South 58 degrees 38 minutes West, traversing said Lot 10, a distance of 118.76 feet to an iron pin: running thence North 31 degrees 23 minutes West a distance of 62.5 feet to an iron pin; and running thence North 68 degrees 36 minutes East a distance of 110 feet to the point of beginning. Said property is known as 1145 Lawyers Lane, Columbus, GA 31906, together with all fixtures and personal property attached to and constituting a part of said property, if any. The debt secured by said Deed to Secure Debt and Security Agreement has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Promissory Note and Deed to Secure Debt and Security Agreement. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale as provided in said Deed to Secure Debt and Security Agreement and by law, including attorney's fees(notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes(including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Deed to Secure Debt and Security Agreement first set out above.
