NOTICE OF FORECLOSURE
GEORGIA, MUSCOGEE COUNTY:
By Security Deed dated September 20, 2024, and recorded in Deed Book 14520, at Page 220, in the Office of the Clerk of the Superior Court, Muscogee County, Georgia, Touch By An Angel City Homes, Inc. ("MORTGAGOR") conveyed to Income Property Investors Inc., to secure its Note of the same date for $12,500.00, the following described real estate:
All that tract or parcel of land lying and being in Land Lot 78 of the Coweta Reserve District of Muscogee County, Georgia and being known and designated as Lot 6, Block C, Stathmore Park Subdivision, according to a plat of record in Plat Book 73, Page 468, in the Office of the Clerk of the Superior Court of Muscogee County, Georgia.. Said plat and the recorded copy thereof are hereby made a part of this description by reference thereto. Located thereon is dwelling numbered 808 Fulton Avenue according to the present system of numbering in Columbus, Georgia.
This Sale is subject to that Security Deed and Agreement, dated September 20, 2024, from Touch By An Angel City Homes, Inc. to Georgette Reyes, and recorded in Deed Book 14520, at page 208, in the Office of the Clerk of Superior Court of Muscogee County, Georgia.
WHEREAS, said Mortgagor has defaulted in the payment of the indebtedness due on said Note and Security Deed in accordance therewith; said indebtedness having matured; and Income Property Investors Inc., the present holder and owner of said Note and Security Deed, has declared the entire debt secured by said Security Deed due and payable;
THEREFORE, pursuant to the terms of said Security Deed and the law in such cases made and provided, the undersigned will sell the above-described property, at public outcry, to the highest bidder for cash, on the first Tuesday in January, 2026, within the legal hours of sale, at the usual place of holding sales before the Courthouse door in Muscogee County, Georgia. Said property will be sold subject to unpaid Ad Valorem Taxes due thereon, if any, and all valid restrictive covenants and easements of record applicable thereto and to the existing superior security deed set forth above. The proceeds from said sale will be applied as provided in said Security Deed and a deed conveying said real estate will be made to the purchaser, subject to the taxes, restrictions, easements and security deed hereinabove mentioned. The person who has the full authority to negotiate, amend and modify all terms of the Security Deed is Income Property Investors, Inc. c/o Steven W. The party believed to be in possession of the property is Touch By An Angel City Homes, Inc, as owner, and/or tenants in possession.
