Under and by virtue of the Power of Sale contained in a Security Deed given by David Page and Lisa A. Page to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for SunTrust Mortgage, Inc., dated July 13, 2016, and recorded in Deed Book 11910, Page 255, Muscogee County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded October 4, 2022 in Book 13974, Page 325 in the amount of One Hundred Sixteen Thousand Four Hundred Eighty-Five and 70/100 ($116,485.70) Muscogee County, Georgia Records, as last transferred to Truist Bank by assignment recorded on June 20, 2025 in Book 14703 Page 384 in the Office of the Clerk of Superior Court of Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Nineteen Thousand Five Hundred Twenty-Eight and 0/100 dollars ($119,528.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on January 6, 2026, the following described property:
LAND REFERRED TO IN THIS COMMITMENT IS DESCRIBED AS ALL THAT CERTAIN PROPERTY SITUATED IN CITY OF COLUMBUS IN THE COUNTY OF MUSCOGEE, AND STATE OF GEORGIA AND BEING DESCRIBED IN A DEED DATED 03/12/2004 AND RECORDED 03/16/2004 IN BOOK 7322 PAGE 69 AMONG THE LAND RECORDS OF THE COUNTY AND STATE SET FORTH ABOVE, AND REFERENCED AS FOLLOWS:
BEING KNOWN AND DESIGNATED AS ALL OF LOT NUMBERED THIRTY-FOUR (34), IN BLOCK LETTERED "D", SECTION TWO, WINDSOR PARK, AS SAID LOT IS SHOWN UPON A MAP OR PLAT OF SAID SUBDIVISION, DATED APRIL 1, 1964, MADE BY ALDRIDGE, MOON AND ASSOCIATES, CIVIL ENGINEERS, AND RECORDED IN PLAT BOOK 33, PAGE 34-A, IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF MUSCOGEE COUNTY, GEORGIA, TO WHICH PLAT REFERENCE IS MADE FOR THE PARTICULAR LOCATION AND DIMENSIONS OF SAID LOT.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
The entity having full authority to negotiate, amend or modify all terms of the loan (although not required by law to do so) is: Truist Bank they can be contacted at (800) 443-1032 for Loss Mitigation Dept, or by writing to 1001 Semmes Avenue, Richmond, Virginia 23224, to discuss possible alternatives to avoid foreclosure.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is David Page and Lisa A. Page or tenant(s); and said property is more commonly known as 5920 St Leonards Dr, Columbus, GA 31909.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
