ALL THAT CERTAIN piece, parcel or tract of land, with all improvements thereon, lying and being situate in the County of Saluda, State of South Carolina, containing 3.17 acres, more or less, and being shown on a survey prepared for Dennis L. Meyers and Judith H Meyers by Arthur J. Weed, RLS, dated June 24, 2004 and recorded in Plat Book A 90 page 9 in the Saluda County records and having the boundaries and measurements as will be more fully shown thereon, all measurements being a little more or less.
THIS BEING the same property conveyed unto Jeremy Harrison and Heather Harrison by virtue of a Deed from Dennis Meyers and Judith Meyers dated April 15, 2005 and recorded April 22, 2005 in Book 694 at Page 149 in the Office of the Clerk of Court for Saluda County, South Carolina.

TERMS OF SALE: For cash. Interest at the current rate of 6.75% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Special Referee for Saluda County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Thirty (30) days, the Special Referee for Saluda County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property. Prospective bidders may wish to assess these matters to their satisfaction prior to sale. Sale is subject to that first priority mortgage given by Jeremy Harrison and Heather Harrison to Mortgage Electronic Registration Systems, Inc. as nominee for Ownit Mortgage Solutions, Inc., in the amount of $117,750.00 dated April 5, 2006 and recorded April 18, 2006, in Book No. 739, at Page 258 in the Office of the Clerk of Court - Saluda County, South Carolina. Thereafter, by virtue of an assignment recorded March 10, 2020 in Book 1257 at Page 29, Mortgage Electronic Registration Systems, Inc. as nominee for Ownit Mortgage Solutions, Inc., assigned said first priority mortgage unto U.S. Bank N.A., as Trustee, on behalf of the Holders of the J.P. Morgan Mortgage Acquisition Trust 2006-HE2 Asset Backed Pass-Through Certificates, Series 2006-HE2, making U.S. Bank N.A., as Trustee, on behalf of the Holders of the J.P. Morgan Mortgage Acquisition Trust 2006-HE2 Asset Backed Pass-Through Certificates, Series 2006-HE2.
