Notice of Sale C/A No: 2025-CP-41-00242 BY VIRTUE OF A DECREE of the Court of Common Pleas for Saluda County, South Carolina, heretofore issued in the case of Guild Mortgage Company LLC vs. Christopher Lee Hartless I the undersigned as Special Referee for Saluda County, will sell on June 1, 2026 at 12:00 PM at Saluda County Court House, Saluda, South Carolina 29138 to the highest bidder: Legal Description and Property Address: ALL THAT CERTAIN PIECE, PARCEL OR LOT OF LAND WITH ALL IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE TOWN OF RIDGE SPRING, COUNTY OF SALUDA, STATE OF SOUTH CAROLINA, CONTAINING 0.54 ACRE AS SHOWN ON A PLAT PREPARED FOR CHRISTOPHER L. HARTLESS AND STACY L. HARTLESS BY TODD SURVEYS, INC., DATED AUGUST 5, 2018, AND RECORDED IN BOOK 1197 PAGE 82, IN THE OFFICE OF THE CLERK OF COURT FOR SALUDA COUNTY, S.C. This being the same property conveyed to Christopher L Hartless and Stacy L Hartless, as joint tenants with rights of survivorship, and not as tenants in common, by deed of Joy Kissam Bouknight, dated August 31, 2018 and recorded August 31, 2018 in Deed Vol 1197 at Page 83, in the Office of the Register of Deeds for Saluda County, South Carolina. Thereafter, Stacy Hartless passed away and full title passed to Christopher Lee Hartless by operation of law. 208 Dubose Street Ridge Spring, SC 29129 TMS# 146-10-06-004 TERMS OF SALE: For cash. Interest at the current rate of 7.125% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Special Referee for Saluda County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Thirty (30) days, the Special Referee for Saluda County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property.
