INVITATION FOR BIDS Sealed bids from General Contractors properly licensed in South Carolina will be received by the Architect on Thursday, May 28, 2026, until 2:00 PM local time, in the offices of PMH | CROFT located at 1300 Professional Drive, Suite 201, Myrtle Beach, South Carolina 29577 where they will be opened and read aloud for: ADDITIONS TO: ALPHA BEHAVIORAL HEALTH CENTER – CHESTERFIELD CHESTERFIELD, SC Bids received after stated time will not be accepted/considered. No facsimile, email or telephone bids will be accepted. Project consists of selective demolition to the existing building and the addition to one of the existing wings. The building addition is approximately 405 SF, a screen porch of approximately 208 SF and a covered shelter approximately 185 SF. Single story, wood framed structure with a concrete slab floor, pitched shingled roof over wood trusses, site development and new sidewalks are minimal. Building exterior will be brick wainscot with simulated lapped and shake siding up to roof overhang to match existing. Insulated vinyl double hung windows, solid core wood doors with hollow metal frames and hardware, painted gypsum board walls and ceilings, 1-hour fire rated interior corridors, luxury vinyl floor finishes, some mechanical and LED lighting. Tie-in to existing electrical services will be required. The work will include General Construction and Site Grading, Mechanical, Electrical, and Roofing. Special Inspections will be provided by the owner. The existing building will be in operation during the construction phase. Requests must be written and accompanied by $200 deposit per set. The full amount of the deposit (for the first two sets) will be refunded to General Contractors submitting a Bonafide bid and upon return of the bid documents in good condition within fifteen (15) days after receipt of bids. Sets in excess of two (2) requested by General Contractors and all sets requested by Subcontractors shall be requested in writing and accompanied by $200 per set which will be refunded less $175 to cover cost of reproduction and handling upon return of bid documents in good condition within fifteen (15) days after receipt of bids. Partial sets to material suppliers will be issued at the cost of reproduction (no refund) of requested drawings / specifications and accompanied by Division 1 specifications and full copies of any Addenda that have been issued. No partial sets will be issued to major sub-contractors. Flash drives containing Construction Documents (in .pdf format) may be obtained for a non-refundable amount of $200. Each bid must be accompanied by a bid guarantee of not less than FIVE PERCENT (5%) of the base bid, which may be a bid bond, issued by a bonding company that is on the approved list of the Treasurer of the United States, or a certified check made payable to the Owner. The successful bidder will be required to furnish Performance Bond and Labor & Material Payment Bond, each in the full amount of the contract sum, issued by a bonding company licensed to do business in South Carolina, and on the approved list of the Treasurer of the United States. Bidding documents will be available for inspection at the offices of PMH | CROFT, 1300 Professional Dr, Suite 201, Myrtle Beach, SC (by appointment). Only Bidding Documents obtained as described above will be considered "Official Bid Documents". To be eligible for consideration, bids must comply with the laws of South Carolina, all conditions of the specifications, and must be made on the form provided, enclosed in an opaque sealed envelope bearing the name and license number of bidder and marked: "ADDITIONS TO: ALPHA BEHAVIORAL HEALTH CENTER - CHESTERFIELD" and delivered not later than date and hour mentioned above. A PRE-BID CONFERENCE for General Contractors and all Major Sub-Contractors will be held Thursday, May 7th at 2:30 P.M. at the current ALPHA Behavioral Health Center located at 120 Commons Drive, Chesterfield, SC 29709. All other Sub-Contractors are strongly encouraged to attend. Owner reserves the right to reject any or all bids or certain portions of a bid as stipulated in the Form of Proposal, and to waive any formalities and technicalities in bidding, and to award the job in the best interest of the Owner.
