NOTICE OF SALE
CIVIL ACTION NO. 2025-CP-41-00144 BY VIRTUE of the judgment granted in HSBC Bank USA, National Association as Trustee for Wells Fargo Home Equity Asset-Backed Securities 2004-2 Trust, Home Equity Asset-Backed Certificates, Series 2004-2 vs. Elease P. Webb; Betty Jean Aukard a/k/a Betty Jean P. Butler, the Special Referee for Saluda County, South Carolina, will sell on April 7, 2026 at 11:00 AM, or on another date approved by the Court, at the Courthouse, in the Town of Saluda in the County of Saluda, State of South Carolina, to the highest bidder:
All that piece, parcel or tract of land, with all improvements thereon, in School District #1, Saluda County, S.C., containing 1.79 gross acres or 1.73 net acres, more or less, as shown on plat made by Henry Z. Duffie Jr., RLS, dated April 12, 2001, recorded in Book 507 at Page 40 in the Office of the Clerk of Court for Saluda County, S.C.; said lands bounded on the Northeast by unpaved Dean Road; Southeast by lands of Sallie M. Brown; South by lands of Wanda L.R. King; and Northwest by lands of Sherman Lott and John A. Nicholson.
This being the same property conveyed to Sybial Pugh by deed of Lester F. Hembel and Carolina E. Hembel dated September 13, 1974, and recorded September 13, 1974, in Book 73 at Page 151 in the Office of the Clerk of Court for Saluda County, South Carolina. Thereafter, Sybial Pugh died on January 30, 2007, leaving the subject property to her devisees, Elease P. Webb and Betty Jean P. Butler now Betty Jean Aukard, as is more fully preserved in Probate File No. 2007-ES-41-00025 and in the Deed of Distribution dated October 15, 2007, and recorded October 19, 2007, in Book 815 at Page 236 in said Records.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Special Referee, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Special Referee may re-sell the property on some subsequent sales day.
No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately.
The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 5.95%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
