Notice of Sale C/A No: 2025-CP-36-00299 BY VIRTUE OF A DECREE of the Court of Common Pleas for Newberry County, South Carolina, heretofore issued in the case of Freedom Mortgage Corporation vs. Ferris B Jones; Maple Hollow Lake Owners Association, Inc.; Wells Fargo Bank, NA; South Carolina Department of Revenue I the undersigned as Special Referee for Newberry County, will sell on August 4, 2025 at 11:00 AM at Newberry County Court House, Newberry, South Carolina 29108 to the highest bidder: Legal Description and Property Address: All that piece, parcel or lot of land situate, lying and being in the County of Newberry, State of South Carolina, as depicted on a plat prepared by Tom Abraham Land Surveying for Lawrence A. & Gaile S. Kline and further depicted as Lot No. 8, Maple Hollow Subdivision, Little Mountain, SC and recorded in the Newberry County Clerk of Court's Office on December 2, 2003 in Plat Book 7 at Page 166. AND All that5 certain piece, parcel, or lot of land, situate, lying and being in the County of Newberry, State of South Carolinas being depicted as Lot No. 9 on a survey prepared for Lawrence & Gaile Kline by Thomas B. Abraham, S.C.R.L.S. No. 7477, dated December5 7, 2001, as recorded in Plat Book 6 at Page 644 in the Office of the Clerk of Court for Newberry County. Said property is subject to all applicable covenants, conditions, restrictions, limitations, obligations and easements of record. This being the same property conveyed to Ferris B. Jones by Deed of Derek Lalonde, Trustee of the Residuary Trust under Last Will and Testament of Lawrence A. Kline dated December 1, 2014 and recorded December 3, 2014, in Book 1794 at Page 133, in the Office of the Register of Deeds for Newberry County, South Carolina. 498 Maple Hollow Lane Chapin, SC 29036 TMS# 742-46 and 742-43 TERMS OF SALE: For cash. Interest at the current rate of 3.75% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Special Referee for Newberry County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Thirty (30) days, the Special Referee for Newberry County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property.
