View original fileCEDAR HAMMOCK FIRE CONTROL DISTRICT’S NOTICE OF PUBLIC HEARING TO ADOPT THE CEDAR HAMMOCK FIRE CONTROL DISTRICT’S FINAL NON-AD VALOREM ASSESSMENT SCHEDULE; IMPOSING NON-AD VALOREM ASSESSMENTS UPON REAL PROPERTY, INCLUDING MANUFACTURED HOME COMMUNITIES; ADOPTING AN ASSESSMENT ROLL; AUTHORIZING THE LEVY, COLLECTION, AND ENFORCEMENT OF THE SAME; AND PROVIDING NOTICE OF REGULAR FIRE COMMISSIONER MEETING.
The Board of Fire Commissioners of the Cedar Hammock Fire Control District (“District”) will hold public hearings and a regular meeting on July 16, 2026, at 6:00 p.m. at the District’s Station 1, 5200 26th St. W., Bradenton, FL 34207. The public hearing will consider the imposition of non-ad valorem assessments to partially fund the District’s proposed budget for Fiscal Year 2026/2027 upon the benefiting lands located within the District, to consider the adoption of an assessment roll, and to provide for the levy, collection, and enforcement of the assessments. The public hearings are conducted pursuant to Chapters 191 and 197, Florida Statutes. The public hearing will also include consideration of the addition of one or more parcel(s) within manufactured home communities (including Bayshore Windmill Village Manufactured Home Community) onto the District’s non-ad valorem assessment roll. A map of the District and a depiction of the properties subject to the District’s assessment is depicted below. At the conclusion of the public hearings, the Board will, by resolution, levy the non-ad valorem assessments as finally approved by the Board. A regular board meeting of the District will also be held where the Board may consider any other business that may properly come before it. The District’s non-ad valorem assessments are annually recurring assessments that will be collected by the Tax Collector. Lands within the District are levied non-ad valorem assessments based upon a fee schedule established by the District’s enabling legislation by classifying property into three general categories: vacant, residential, and commercial/industrial. The unit of measurement applied against each parcel is dependent on a property’s classification and the actual use of the property. The District’s non-ad valorem assessment fee schedule is also subject to an annual personal income growth index increase in accordance with Florida Statutes 191.009 (2). The table below presents the proposed schedule of assessments for FY 2026/2027. Amounts are preliminary and subject to change at the hearings and in any future year. The amounts are subject to early payment discount as afforded by law.

Leasehold Interest, Government Owned (9000 & 9002) with or without buildings and structures are not exempt and shall be assessed according to the proper category of residential, commercial/ industrial or acreage/agriculture.
Failure to pay the assessments will cause a tax certificate to be issued against the property which may result in a loss of title. All affected property owners have the right to appear at the public hearings and the right to file written objections with the District within twenty (20) days of publication of this notice.
A copy of the District’s assessment roll and/or the agenda for the hearing and meeting may be obtained at the offices of the District Administration Office, located at 5200 26th St. W., Bradenton, FL 34207, Ph: (941) 751-7090 during normal business hours.
The public hearings and meeting are open to the public and will be conducted in accordance with the provisions of Florida law. The public hearings and meeting may be continued to a date, time, and place to be specified on the record at the hearings or meeting. There may be occasions when staff or other individuals may participate by speaker telephone.
If a person decides to appeal any decision made by the Board of Fire Commissioners with respect to any matter considered at the hearing, such person will need a record of the proceedings and may need to ensure that a verbatim record is made, including the testimony and evidence upon which the appeal is to be made.
