CITY OF BRADENTON NOTICE OF HEARING TO IMPOSE AND PROVIDE FOR COLLECTION OF SPECIAL ASSESSMENTS Notice is hereby given that the City Council of the City of Bradenton, Florida, will conduct a public hearing to consider creation of the Ironwood Condominiums Water Assessment Area (“Assessment Area”), as shown above, and to impose special assessments against certain parcels of property located therein. The hearing will be held at 8:30 A.M., or as soon thereafter as the matter can be heard, on July 22, 2026 in the Council Chambers, City Hall, 101 Old Main Street (also known as 101 12th Street West), Bradenton, Florida, for the purpose of receiving public comment on the proposed assessment area, the imposition of the assessments, and collection of the Assessments pursuant to the Uniform Assessment Collection Act commencing with the Tax Bill to be mailed in November 2027. All affected property owners have a right to appear at the hearing and to file written objections with the City Council within 20 days of this notice. If a person wishes to appeal any decision made by the City Council with respect to any matter considered at the hearing, such person will need a record of the proceedings and may need to ensure that a verbatim record is made, including the testimony and evidence upon which the appeal is to be made. In accordance with the Americans with Disabilities Act, persons needing a special accommodation or an interpreter to participate in this proceeding should contact the ADA/Title VI Coordinator’s office at ADACoordinator@cityofbradenton.com or (941) 932-9400, TTY: 7-1-1 or 1-800-955-8771, at least two (2) business days prior to the date of the hearing. The Assessments will fund the design, acquisition, construction, and installation of the Water Main Replacement Project to bring the existing potable water infrastructure in the Assessment Area up to City standards as required to provide potable water service to all properties through a renewed, upgraded, properly sized and configured potable water system. The assessment for each parcel of property will be based upon the number of Equivalent Residential Units or “ERUs” on the property. An ERU is equal to the square feet of building area for the average size residential condominium unit within the Assessment Area, which is 1,000 square feet. All residential condominium units are assigned one (1) ERU plus a prorated portion of the ERUs allocated to the common elements within the condominium complex. All other properties are assigned ERUs by dividing the square footage of building area located thereon by the ERU Value of 1,000 square feet. A more specific description is set forth in the Initial Assessment Resolution adopted by the City Council on June 10, 2026. Copies of the Initial Assessment Resolution and the preliminary assessment roll are available for inspection at the office of the City Administrator at City Hall, 101 Old Main Street, Bradenton, Florida. The proposed maximum, annual assessment is $649.34 per ERU. The assessments will be collected by the tax collector on the ad valorem tax bill in twenty (20) annual assessments, commencing in November 2027, as authorized by Section 197.3632, Florida Statutes. Failure to pay the assessments will cause a tax certificate to be issued against the property which may result in a loss of title. Unless proper steps are initiated in a court of competent jurisdiction to secure relief within 20 days from the date of City Council action at the above hearing (including the method of apportionment, the rate of assessment, and the imposition of assessments), such action shall be the final adjudication of the issues presented.
