CITY OF BRADENTON, FLORIDA NOTICE OF PUBLIC HEARING LAND DEVELOPMENT AGREEMENT NOTICE IS HEREBY GIVEN that the City of Bradenton City Council will hold a public hearing on May 13, 2026, at 8:30 a.m. in the City Hall Council Chambers, 101 Old Main Street, Bradenton, Florida, for the purpose of hearing an ordinance entering into a Local Development Agreement as follows: (FIRST READING) REQUEST FOR APPROVAL OF A LOCAL DEVELOPMENT AGREEMENT RELATING TO FUTURE DEVELOPMENT OF CERTAIN LAND GENERALLY LOCATED WEST OF 15TH STREET WEST, NORTH OF 6TH AVENUE WEST, AND SOUTH OF MANATEE AVE WEST, IDENTIFIED AS PARCEL ID 3354500109, CONSISTING OF APPROXIMATELY 3.96 ACRES, TO ESTABLISH THE TERMS UNDER WHICH THE APPLICANT/DEVELOPER SHALL (I) RECEIVE A DENSITY INCREASE PURSUANT TO POLICY 1.2.1 OF THE CITY OF BRADENTON COMPREHENSIVE PLAN, (II) PROVIDE INFRASTRUCTURE REPAIR AND REDEVELOPMENT INCLUDING SEAWALLS ALONG WARES CREEK, (III) PROVIDE A HURRICANE MITIGATION PLAN, AND (IV) PROVIDE DEVELOPMENT OF A PARK ON THE WESTERN PORTION OF THE PROPERTY FRONTING WARES CREEK. THE APPLICANTS, MANATEE COUNTY AND AMRES INVESTMENTS, LLC INTEND TO SEEK APPROVAL OF A MIXED-USE PROJECT. THE LAND SUBJECT TO THE LOCAL DEVELOPMENT AGREEMENT IS LOCATED AT 500 15TH STREET WEST, BRADENTON, FLORIDA 34205, EAST OF WARES CREEK, SOUTH OF MANATEE AVENUE WEST, WEST OF 15TH STREET WEST AND NORTH OF 6TH AVENUE WEST. THE PROPOSED PROJECT CONSISTS OF 345 RESIDENTIAL DEVELOPMENT UNITS TOGETHER WITH 13,117 SQUARE FEET OF OFFICE / AMENITY SPACE AND 7,008 SQUARE FEET COMMERCIAL RETAIL. THE MAXIMUM HEIGHT IS 7 STORIES. A COPY OF THE PROPOSED LOCAL DEVELOPMENT AGREEMENT MAY BE OBTAINED AT THE CITY'S PLANNING & COMMUNITY DEVELOPMENT DEPARTMENT, LOCATED AT 101 OLD MAIN STREET, BRADENTON, FLORIDA 34205. All interested persons and parties may appear either in person and be heard or submit written comments regarding the above matter to the City Clerk and they will be heard and considered. The hearing may be continued from time to time as necessary. Copies of the application or further information may be obtained from the Office of the City Clerk, 101 Old Main Street, Bradenton, Florida, 34205, by calling (941) 932-9461, or emailing cityclerk@bradentonfl.gov Pursuant to Florida Statute 286.0105, if any person decides to appeal any decision made by the board, council, agency or commission at this meeting, such person will need a record of the proceedings, and for such purpose, may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based. The City does not provide verbatim transcripts.
