NOTICE OF PUBLIC HEARING
The City of Bradenton Planning Commission will meet in regular session on Wednesday, November 19, 2025, at 2:00 p.m. in City Council Chambers, 101 Old Main Street, Bradenton to consider the following items at a public hearing:
1. Resolution 25-101, Case Number PLN-SUP-25-0018: Request for a Special Use Permit to replace a dock for property separated from a body of water by a public right-of-way or public property. Said property is located at 2435 Riverview Blvd. (Parcel ID 3398610000) in the R-1 (Low Density, Single Family) zoning district. Application filed by Jesus Ayvar (agent) of Mariner Dock and Seawall for Kimberly Choate (property owner).
2. Final Order PLN-VAR-25-0005, Case PLN-VAR-25-0005: Request for Variance approval to allow for a 55.2 sq. ft. wall sign on the west façade of the Hoagland Gymnasium; located at 315 41st Street West (Parcel ID 3660210109) in the R-1 (Low Density Single Family) zoning district. Application filed by Florida Sign Company (agent) for Peter A. Kraft; Head of School for Episcopal Day Private School of Manatee County, Inc. (property owner).
3. Final Order PLN-FBA-25-0017, Case PLN-FBA-25-0017: Request for a Form Based Code Adjustment to allow for a ground sign to be 104 sq. ft. in size and 15 ft. in height, exceeding the code allowance of 50 sq. ft. in size and 10 ft. in height, and a request to exceed the allowance of one (1) ground sign per property; for property located at 206 2nd Street East (Parcel ID 31636001030) in the T5 (Urban Center) zoning district. 4. Resolution 25-102, Case Number PLN-SUP-25-0020: Request for a Special Use Permit to allow for a Group Care Facility for Solve Maternity Homes to be located at 1512 Ballard Park Drive (Parcel ID 3361900008) in the T4-O (General Urban Open) zoning district. 5. Resolution 25-99, Case Number PLN-SUP-25-0021: Request for a Special Use Permit to allow for a drive-thru to be located at 608 2nd Street East (Parcel ID 3174400006) in the T5 (Urban Center) zoning district. Application filed by Abed Suwaity (agent) for Vott Partners, LLC (owner).
6. Final Order PLN-FBA-25-0018, Case PLN-FBA-25-0018: Request for a Form Based Code Adjustment to allow for the replacement of a static billboard with an electronic billboard, and a request to exceed the allowance of one (1) ground sign per property; for property located at 102 Manatee Avenue East (Parcel ID 3165000005) in the SD (Special District) zoning district. Application filed by Bill Galvano, Esq. (agent) of Grimes Galvano for Bradenton Centre, LLC (property owner).
All interested persons and parties may appear either in person and be heard or submit written comments regarding the above matter to the Planning and Community Development Director and they will be heard and considered. The hearing may be continued from time to time as necessary.
