Glass Chambers, 1112 Manatee Avenue West, Bradenton, Florida to consider and act upon the following request made by Pulte Home Company, LLC, a Michigan limited liability company (“Petitioner”): ORDINANCE NO. 25-52 AN ORDINANCE OF MANATEE COUNTY, A POLITICAL SUBDIVISION OF THE STATE OF FLORIDA REGARDING PUBLIC SERVICES; ESTABLISHING THE DEL WEBB EXPLORE NORTH RIVER RANCH COMMUNITY DEVEL- OPMENT DISTRICT; PROVIDING LEGISLATIVE FINDINGS; SPECIFYING AUTHORITY; SPECIFYING INTENT AND PURPOSE; CREATING SECTION 2-8-93 OF THE MANATEE COUNTY CODE OF ORDINANCES, ENTITLED “DEL WEBB EXPLORE NORTH RIVER RANCH COMMUNITY DEVELOPMENT DISTRICT;” ESTABLISHING THE DEL WEBB EXPLORE NORTH RIVER RANCH COMMUNITY DEVELOPMENT DISTRICT PURSUANT TO CHAP- TER 190, FLORIDA STATUTES; DESCRIBING THE BOUNDARIES OF THE DISTRICT; PROVIDING FOR FUTURE EXPANSION WITH SUFFICIENTLY CONTIGUOUS LANDS VIA A SUBSEQUENT APPLICATION AND ITS OWN PROCESS; NAMING THE INITIAL MEMBERS OF THE BOARD OF SUPERVISORS FOR THE DISTRICT; AND CONSENTING TO CERTAIN SPECIAL POWERS BY THE DISTRICT’S BOARD OF SUPERVISORS PURSUANT TO SUBSECTION 190.012(2), FLORIDA STATUTES; PROVIDING FOR CODIFICATION; PROVIDING FOR SEV- ERABILITY; AND PROVIDING AN EFFECTIVE DATE. The proposed Del Webb Explore North River Ranch Community Development District (the “District”), comprising ap- proximately 152.8 acres is generally located East of Fort Hamer Road and west of US 301 in the North River Ranch Subdivision, Manatee County, Florida, as depicted below. All interested parties are invited to appear at this hearing and be heard, subject to the proper rules of conduct. Additionally, any comments filed with the Director of the Development Services Department will be considered by the Board of County Commissioners and entered into the record.
