FORECLOSURE OF DEED OF
TRUST ON REAL PROPERTY
PLEASE TAKE NOTICE that on Thursday, the 24th day of September, 2026, at the hour of 1:30 o'clock p.m. of said day at the offices of First American Title Insurance Company, 2150 S. Bonito Way, Suite 100, Meridian, Idaho, 83642, James Spinner, as successor trustee, will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real property, situated in the County of Ada, State of Idaho, and more particularly described as follows:
LOTS 25 AND 26 IN BLOCK 19 OF STEIN'S ADDITION, ACCORDING TO THE OFFICIAL PLAT THEREOF, FILED IN BOOK. 6 OF PLATS AT PAGE 274, RECORDS OF ADA COUNTY, IDAHO.
Commonly known as: 2015 S. Arcadia Street, Boise, ID 83705
Said sale will be made without covenant or warranty regarding title, possession or encumbrances, to satisfy the obligations secured by and pursuant to the power of said sale conferred in the Deed of Trust executed by Christopher M. Zahn, an unmarried person, as Grantor, to James Spinner, as Successor Trustee, for the benefit and security of Connections Credit Union, recorded on December 16, 2021, as Instrument no. 2021-176949, in the official records of the County Recorder of Ada County, State of Idaho. The naming of the above Grantor is done to comply with the Idaho Code § 45-1506(4)(a); no representation is made as to the responsibility of Grantor for this obligation.
The default for which said sale is being made is as follows:
Failure to make monthly payments on the secured obligation from January 15, 2026, forward, resulting in the delinquent amount of $921.21, plus late charges of $45.00, for a total of $966.21 as of April 15, 2026, together with accruing interest, late charges, delinquent property taxes, costs, and attorney's fees.
Notice of default and election of sale under said Deed of Trust was recorded on the 7th day of May, 2026, as Instrument Number 2026-032867, official records of Ada County, State of Idaho.
The sum due and owing on said obligation is, to-wit: The sum of $29,891.75 as of April 15, 2026, together with accrued and accruing interest, late charges, attorney fees, and costs of foreclosure.
