NOTICE OF SHERIFF'S SALE
By virtue of the Court's record and the Judgment entered against Defendants Galena Opportunity, Inc., William Truax, GO QOZ Boise LLC, Galena Holding, LLC; Galena Opportunity Fund, LLC; Union 93, LLC; Inflection Development, LLC; Galena JV Manager, LLC; and GEP Brah, LLC (the "Judgment Debtors"), including the judgment entered against Judgment Debtors in favor of Idaho Pacific Lumber Company, Inc. ("IdaPac") in the amount of $938,063.19 on September 17, 2024 and the Order for costs and attorneys' fees entered against Judgment Debtors in favor of IdaPac, in the additional amount of $429,383.01, entered on November 5, 2024, and the Final Judgment entered on August 5, 2025 (collectively the "Judgment"), and the Writ of Execution to Ada County Sheriff by the District Court of the Fourth Judicial District of the State of Idaho, in and for the County of Ada in the above-entitled action, the Sheriff of Ada County is commanded to sell the property, or so much thereof to satisfy the Judgment, belonging to the Defendant/Judgment Debtor WILLIAM TRUAX, commonly known as 2832 South Portside Avenue, Boise, Idaho 83706, and more particularly identified here as follows:
That certain real property, which is situated in Ada County, Idaho, and identified by parcel no. R7074650280, more particularly described as:
Lot 15 in Block 9 of Pier Pointe No. 5 Subdivision, according to the official plat thereof, filed in Book 55 of Plats at Page(s) 5021 and 5022, records of Ada County, Idaho.
NOTICE IS HEREBY GIVEN that on the 16th day of April, 2026, at 10:00 a.m., a public auction will be held on the front steps of the Ada County Public Safety Building located at 7200 Barrister Dr., Boise, Idaho 83704, and the Sheriff will, in accordance with the above-cited Writ of Execution, sell the above-described property to the highest bidder, for cash or equivalent in lawful money of the United States.
THE SHERIFF, by certificate of sale, will transfer the right, title and interest of the judgment debtor in and to the property at the time of the execution or attachment was levied. The Sheriff will give possession but does not guarantee clear title nor continued possessory right to the purchaser. The Sheriff sells all property "as is", "where is", and without any guarantee or warranty whatsoever. The said real property is subject to redemption for the period of six (6) months, pursuant to Idaho Code Section 11-402, with no exceptions.
