NOTICE IS HEREBY GIVEN that on April 7, 2026 , at the hour of 2:00 p.m ., at the Ada County Courthouse, 200 W Front St., Boise, ID 83702, the trustee will sell at public auction to the highest bidder, for cash in lawful money of the United States of America, all payable at the time of sale, the following described real property situated in the Ada County, State of Idaho, and described as follows (the "Real Property"), to-wit:

THE CERTAIN TRACT OR PARCEL OF LAND SITAUTED IN THE COUNTY OF ADA, STATE OF IDAHO, DESCRIBED AS FOLLOWS:
LOT 5 IN BLOCK 1 OF JARDINE ACRES, ACCORDING TO THE PLAT TEHREOF, FILED IN BOOK 64 OF PLATS AT PAGES 6518 AND 6519, RECORDS OF ADA COUNTY, IDAHO.
BEING THE SAME PROPERTY CONVEYED TO PAUL WINWARD, A MARRIED PERSON AS HIS SOLE AND SEPARATE PROPERTY BY DEED FROM FEDERAL NATIONAL MORTGAGE ASSOCIATION, ALSO KNOWN AS FANNIE MAE RECORDED 12/09/2010 IN DEED INSTRUMENT NO.: 110115841, IN THE COUNTY RECORDER'S OFFICE OF ADA COUNTY, ID.

TOGETHER WITH all existing or subsequently erected or affixed buildings, improvements and fixtures; all easements, rights of way, and appurtenances; all water, water rights and ditch rights (including stock in utilities with ditch or irrigation rights); and all other rights, royalties, and profits relating to the real property, including without limitation all minerals, oil, gas, geothermal and similar matters.
The Trustee has no knowledge of a more particular description of the above-described real property, but for purposes of compliance with Idaho Code § 60-113, the Trustee has been informed that the street address of 8291 S Locust Grove, Meridian, Idaho 83642, may be associated with said Real Property.
PAUL WINWARD, a married person as his sole and separate property, as Grantor/Trustor, conveyed the Real Property via Deed of Trust, dated August 7, 2018, and recorded August 29, 2018, (Instrument No. 2018-081741, in the Ada County Recorder's Office), in favor of ZB, N.A. dba ZIONS FIRST NATIONAL BANK, n/k/a Zions Bancorporation, N.A. dba Zions First National Bank as Beneficiary, in which First American Title Co., Inc. was named as Trustee. The Current Trustee is Glenn R. Bronson, Esq., whose address is 230 South 500 East, Suite 300, Salt Lake City, Utah 84102 and who can be reached by telephone at (801) 532-1922, pursuant to a Substitution of Trustee recorded in the Ada County Recorder's Office on July 18, 2024, (Instrument No. 2024-039303).
Z.B., N.A., n/k/a Zions Bancorporation, N.A. dba Zions First National Bank has declared a default in the terms of said Deed of Trust, including the failure to make payments, in whole or in part, under the Agreement secured by the Deed of Trust, for the months of June through November 2025, pursuant to a Notice of Default and Election to Sell, recorded November 21, 2025 (Instrument No. 2025-077513, in the Ada County Recorder's Office . As of November 13, 2025, the total amount due on this obligation under the Agreement and Deed of Trust is $460,942.05, comprised of: the principal balance of $440,000.00; interest in the sum of $19,134.05; costs in the amount of $933.00; late charges in the amount of $250.00; and other amounts due and payable (including attorney fees and expenses) in the amount of $625.00. Because of interest, late charges, and other charges, including attorney fees and expenses, may vary from day-to-day, the amount due on the day you pay may be greater. It will be necessary for you to contact the Trustee before the time you tender reinstatement or the payoff amount so that you may be advised of the exact amount you will be required to pay.
The Beneficiary has elected and directed the Trustee to sell the Real Property to satisfy the obligations under the Agreement.
Any person, including the Beneficiary, may bid at the sale. Bidders must be prepared to tender to the Successor Trustee a $5,000.00 deposit at the time of the sale with the balance delivered by 2:00 p.m. the following business day to Trustee's office located at 230 South 500 East, Suite 300, Salt Lake City, Utah 84102. The deposit must be in the form of a cashier's check, bank official check, or U.S. Postal money order, payable to TraskBritt, P.C. The balance must be in the form of a cashier's check, bank official check, U.S. Postal money order, or by wire transfer, payable to TraskBritt, P.C.
The conveyance will be made by Trustee's Deed, without covenant or warranty regarding title, possession or encumbrances, to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust.
