FORECLOSURE OF DEED OF TRUST ON REAL PROPERTY
PLEASE TAKE NOTICE that on Thursday, the 20th day of November, at the hour of 2:00 o'clock p.m. of said day at the offices of First American Title Insurance Company, 2150 South Bonito Way, Suite 100, Meridian, Idaho 83642, James Spinner, as successor trustee, will sell at public auction to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real property situated in the County of Ada, State of Idaho, and more particularly described as follows:
Lot 3 in Block 1 of Country Estates Subdivision No. 4, according to the plat thereof, filed in Book 27 of Plats at pages 1708 and 1709, Records of Ada County, Idaho.
Commonly known as: 10490 West Martingale Drive, Boise, Idaho 83709.
Said sale will be made without covenant or warranty regarding title, possession, or encumbrances, to satisfy the obligations secured by and pursuant to the power of said sale conferred in the Deed of Trust executed by Damon P. Anderson and Goldin R. Bottoms, a married couple, as Grantor, to James Spinner, a member of the Idaho State Bar, as successor Trustee, for the benefit and security of Mountain America Federal Credit Union, aka Mountain America Credit Union, recorded on March 21, 2022, as Instrument Number 2022-027953, of the official records of the County Recorder of Ada County, Idaho. The naming of the above Grantor is done to comply with Idaho Code § 45-1506(4)(a); no representation is made as to the responsibility of Grantor for this obligation.
The default for which said sale is being made is as follows:
Failure to make the stated monthly payments on the Loan, due from October 31, 2024, forward, resulting in a delinquent amount owing of $6,896.10, plus late charges of $304.31, for a total of $7,200.41, as of June 4, 2025, together with accruing interest at the rate of 8.250%, late charges, attorney's fees, and foreclosure expenses.
Notice of default and election of sale under said Deed of Trust was recorded on July 9, 2025, as instrument Number 2025-042938, official records of the County Recorder of Ada County, Idaho.
The sum due and owing on said obligation, to-wit: The sum of $127,661.49 as of June 4, 2025, together with accrued and accruing interest, late charges, attorney fees, and costs of foreclosure.
