NOTICE OF SUBSTITUTE TRUSTEE'S SALE WHEREAS, on February 28, 2011, THOMAS C. JONES and wife, CATHY W. JONES, executed and delivered a Deed of Trust to Michael L. Fondren, Trustee for NAVIGATOR CREDIT UNION, Beneficiary, which is recorded in Book 2961 at Page 104 (Instrument #201103480) in the Office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, NAVIGATOR CREDIT UNION appointed G. Martin Warren, Jr. as Substitute Trustee by instrument dated September 16, 2020, and recorded in Book 3709 at Page 513 (Instrument #202020782) in the aforesaid Chancery Clerk's office; and WHEREAS, the subject Deed of Trust was modified by Loan Modification Agreement dated May 25, 2023, and recorded in Book 3993 at Page 731 (Instrument #202309893) in the aforesaid Chancery Clerk's office; and WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust, which default has continued for a period of time necessary for the holder to declare the entire unpaid balance immediately due and payable, and NAVIGATOR CREDIT UNION, the holder of the Deed of Trust as aforesaid, having requested the undersigned Substitute Trustee so to do, I will on the 11th day of September, 2026, offer for sale at public outcry and sell during the legal hours, being between the hours of 11:00 o'clock a.m. and 4:00 o'clock p.m., at the West front door of the Jackson County Courthouse located in the City of Pascagoula, State of Mississippi, for cash to the highest and best bidder, the following described land and property lying and being situated in the County of Jackson, State of Mississippi, and more particularly described as follows, to-wit: Lot 180, CAMBRIDGE SQUARE SUBDIVISION, PART III, as per plat thereof recorded in Plat Book 13, Pages 34-37, Record of Plats on file in the Office of the Chancery Clerk of Jackson County, Mississippi. Being the same as that property described in Deed Book 1488 at Page 25, on file and of record in the Office of the Chancery Clerk of Jackson County, Mississippi.
