WHEREAS, on December 21, 2001, Steven M. Kinzer and his wife, Rhonda R. Kinzer executed a certain Deed of Trust to Virgil Robinson, Jr., President and C.E.O., Trustee for the use and benefit of Dryades Savings Bank, F.S.B., a Federal Savings Bank, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, Mississippi, on December 31, 2001, in DT Book 1800, Page 368 and modified pursuant to the Modification recorded on August 3, 2015, as Document Number 201511870, in Book 3297, at Page 41-45.
WHEREAS, Rocket Mortgage, LLC s/b/m to Nationstar Mortgage LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on July 17, 2026 in Book 4263, in Page 455-456, as Document Number 202614880; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Rocket Mortgage, LLC s/b/m to Nationstar Mortgage LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on September 18, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the Circuit Court Building in Pascagoula, to the highest and best bidder for cash the following described property situated in Jackson County, Mississippi, to wit:
Lot 89, Martin's Bluff, Unit 3, a subdivision according to the official map or plat thereof on file and of record in the office of the Chancery Clerk of Jackson County, Mississippi in Plat Book 11 at Page 36.
More commonly known as: 1501 Whitewood Drive, Gautier, MS 39553
I will convey only such title as vested in me as Substituted Trustee.
