WHEREAS, on March 30, 2022, Falencia S. Jones, a single person
executed a certain Deed of Trust to Terry L. Caves, Trustee for the use and bene-
fit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee
for The First Bank, its successors and assigns which Deed of Trust is of record in
the office of the Chancery Clerk of Jackson County, Mississippi, on April 4, 2022,
in Book 3894, Page 810-824, as Document Number 202207253 and re-record
ed on May 10, 2022, as Document Number 202210084, in Book 3905, at Page 284-295.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/
or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument
recorded in the Chancery Clerk's Office on March 10, 2026 in Book 4225, in
Page 773-774, as Document Number 202604652; and
WHEREAS, Default having been made in the terms and conditions of
said deed of trust and the entire debt secured thereby having been declared to
be due and payable in accordance with the terms of said deed of trust, Penny-
Mac Loan Services, LLC, the legal holder of said indebtedness, having request-
ed the undersigned Substitute Trustee in said deed of trust, will on September
23, 2026 offer for sale at public outcry and sell within legal hours (being between
the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the Circuit Court
Building in Pascagoula, to the highest and best bidder for cash the following
described property situated in Jackson County, Mississippi, to wit:
Lot 35, College Park South Subdivision, a subdivision, according to a map or plat
thereof which is on file of record in the Office of the Chancery Clerk of Jackson
County, MS, in Plat Book 13, at Page 17, reference to which is hereby made in
aid of and as a part of this description.
More commonly known as: 2207 Chestwood Dr, Gautier, MS 39553
I will convey only such title as vested in me as Substituted Trustee.
