LIENOR'S NOTICE OF SALE - FORECLOSURE LIENOR'S NOTICE OF SALE - FORECLOSURE WHEREAS, on July 10, 2026, Oak Glen Marina Condominiums Phase I, a condominium owners' association ("Oak Glen Marina"), recorded with Chancery Clerk of Jackson County, Mississippi, a Notice of Condominium Assessment Liens, for unpaid maintenance, monthly fees and special assessments as Instrument#202614401, Deed Book 2269, Page 730-733, against Rodney Havard, owner of Unit #80 Oak Glen Marina, said recorded liens being for assessments and fees due according to the Declarations thereof, and recorded in Deed Book 1399, Pages 22-94, of the Land Records with the Jackson County Chancery Clerk; and WHEREAS, the Oak Glen Marina with all due and necessary authority shall conduct a foreclosure sale of said lien against the property, Unit #80, pursuant to the recorded Declarations and Miss. Code Ann. § 89-1-55 and § 89-9-21, with all proceeds of said sale to be applied to discharge (a) the costs and fees of enforcement, and (b) the lien amounts owed, with (c) any excess to the unit owner; NOW, THEREFORE, I, Stephen Burrow, Lienor's attorney, shall on AUGUST 10, 2026, offer for sale and will sell at public outcry to the highest bidder for cash, within the legal hours of 11:00 a.m. and 4:00 p.m. at the front steps (western side) of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, the following property located in Jackson County, more particularly described as follows: Unit 80, of Oak Glen Marina Condominium, Phase I according to the plat thereof, of record in the office of the Chancery Clerk of Jackson County, Mississippi at Plat Book 22, Page 88, along with a 1/87th undivided interest the common areas and a proportionate interest in the common facilities, as these terms are defined in the Declaration of Covenants and Restrictions (for) Oak Glen Marina Condominiums, Phase I, (the Declaration) dated December 16, 2005, and recorded at Book 1399, Pages 22-94; subject however to the Declaration, the By-laws of Oak Glen Marina Phase I Homeowners Association, the By-laws of the Oak Glen Marina Master Homeowners Association and the Rules and Regulations of the Oak Glen Homeowners Association, copies of which appear of record as Exhibit B, C, and D respectively to the Declaration. The undersigned will convey (a) only such title as is vested in the Lienor by virtue of the above-described Lien and (b) will convey said property in its "as is" condition.
