Guice, III, Trustee, which deed of trust was recorded in the records of mortgages and deeds of trust on land in the office of the Chancery Clerk for Harrison County, Mississippi, Second Judicial District, as instrument number 2018 3394 T-J2, with respect to real property commonly known as 2472 Pass Road, Biloxi, MS 39531, and particularly described herein below, and; WHEREAS, Keesler Federal Credit Union, holder of the note secured by the said Deed of Trust, having substituted William P. Wessler, Attorney at Law, of Gulfport, Mississippi, as Trustee in said Deed of Trust by instrument dated June 22, 2026 and recorded on June 24, 2026 as instrument number 2026-0003767-T-J2 in the aforesaid chancery clerk's office, and; WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared due and payable in accordance with the terms of said Deed of Trust, Keesler Federal Credit Union, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, Trustee's fees and expenses of sale; NOW, THEREFORE, I, William P.
