SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on July 31, 2025, Stephen Shelly and Salina Branum, husband and wife as joint Tenants with full right of survivorship and not as tenants in common executed a certain deed of trust to Pilger Title Co., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for New American Funding, LLC., its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Harrison County, State of Mississippi in Instrument No. 2025-0017064-T-J1; and WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated June 11, 2026 and recorded in the aforesaid Chancery Clerk's Office in Instrument Number 2026-0013600--J1; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, New American Funding, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on September 8, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Main Door of the County Courthouse of Harrison County, located at 1801 23rd Avenue, Gulfport, MS 39501, to the highest and best bidder for cash or certified funds the following described property situated in Harrison County, State of Mississippi, to-wit: A parcel of land situated in the South 1/2 of the SW 1/4 of the NE 1/4 and the South 1/2 of the SE 1/4 of the NW 1/4 East of County Farm Road, Section 9, Township 7 South, Range 12 West, First Judicial District of Harrison County, Mississippi, beginning of a point on the North line of the South 1/2 of the SE 1/4 of the NW 1/4 of the NW 1/4 where said line intersects the new East right of way of said County Farm Road, thence run East 688.7 feet; thence South 200 feet, thence West 664.25 feet to said East right of way of County Farm Road, thence run Northerly along said right of way a distance of 201.95 feet to the Point of Beginning. AND ALSO: A parcel of land situated in the South 1/2 of the SW 1/4 of the NE 1/4, Section 9, Township 7 South, Range 12 West, First Judicial District of Harrison County, Mississippi, commencing at an iron rod found of a point on the North line of the South 1/2 of the SE 1/4 of the NW 1/4 where said line intersects the East right of way of County Farm Road said point having Mississippi State Plane Coordinated of N 345933.56, E 869746.40, thence run S 89°19'29" E 688.70 feet to an iron rod set and the Point of Beginning, said point having Mississippi State Plane Coordinates of N 345925.44, E 870435.05, thence S 89°19"29" E 170.41 feet to an iron rod set, thence S 00°09'09" W 200.00 feet to an iron rod set, thence N 89°19'29" W 170.41 feet to an iron pipe found, thence N 00°09'09" E 200.00 feet to the Point of Beginning. Said parcel contains 34,081 square feet or 0.78 acres. Bearings based on GPS Observation, USM Network, Mississippi East Zone, convergence angle — 0.130449, scale factor 0.999960, per survey by Eric Menhennett, P.L.S.
