SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, Susan L. Cruz and Bonnie L. Edwards executed a Deed of Trust dated April 28, 2009, to Tim Williams, Trustee for the benefit of 21st Mortgage Corporation, which is recorded as Instrument No. 2009-6381-T-J1 in the land records of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and
WHEREAS, 21st Mortgage Corporation, the present legal holder and beneficiary of the Deed of Trust and the indebtedness secured thereby, appointed Andrew R. Wilson as Substituted Trustee by instrument recorded in Instrument 2026-0010795-T-J1 in the land records of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and
WHEREAS, default has been made in the payment and performance of the obligations secured by the Deed of Trust, and the holder of the indebtedness has declared the entire balance due and payable and has requested the undersigned Substituted Trustee to sell the property under the power of sale contained in the Deed of Trust.
NOW, THEREFORE, I, Andrew R. Wilson, as Substituted Trustee under the Deed of Trust, will on August 5, 2026, within legal hours (between 11 A.M. and 4 P.M.) at the east front door of the Harrison County Courthouse, First Judicial District, in Gulfport, Mississippi, offer for sale at public outcry to the highest bidder for cash the following described property and all improvements thereon situated in Harrison County, Mississippi, First Judicial District, being the same property described in the Deed of Trust:
Lot 15, Square 2, Rolling Acres Subdivision, First Judicial District, Harrison County, Mississippi, as per plat of said subdivision on file and of record in the office of the Chancery Clerk of Harrison County, First Judicial District.
And the following mobile home affixed to the above-described property: Make: Cappaert; Year: 2009; Size: 80 x 32; Serial Number: CHVM050927627211AB.
The property will be conveyed only as title is vested in the Substituted Trustee without warranty. The sale is subject to prior liens, unpaid taxes, easements, covenants, and matters of record.
