WHEREAS, on July 27, 2020, Kevin Lindsey, a single man executed a certain Deed of Trust to Morris & Associates, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for PennyMac Loan Services, LLC, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, Mississippi, on July 31, 2020, in Book 3694, Page 1-11, as Document Number 202015781.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on May 20, 2026 in Book 4246, in Page 410-411, as Document Number 202610024; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on August 7, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the Jackson County Courthouse in Pascagoula, to the highest and best bidder for cash the following described property situated in Jackson County, Mississippi, to wit:
Lot 4, Block 207-A, Gulf Park Estates Subdivision, Unit 28, as per map or plat thereof on file and of record in the Office of the Chancery Clerk of Jackson County, Mississippi in Plat Book 5, Page 5.
More commonly known as: 8600 Mermaid Ave, Ocean Springs, MS 39564
I will convey only such title as vested in me as Substituted Trustee.
