Whereas, on 2/21/2020, William Francis Ogrady III, executed a certain deed of trust to Island Winds Title Company, LLC, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, State of Mississippi as Instrument No 202003790, Book 3650, Page 570; and Whereas, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 2/5/2026 as Instrument No. 202602167, and in Book 4217, Page 349; and Whereas, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on 6/17/2026 in the aforesaid Chancery Clerk's Office as Instrument No. 202612281, and in Book 4255, Page 133 and Whereas, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. Now, Therefore, Nestor Solutions, LLC, Substituted Trustee in said Deed of Trust, will on 7/24/2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the County Courthouse of Jackson County, Mississippi, located at West Front Door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, to the highest and best bidder for cash the following described property situated in Jackson County, State of Mississippi, to-wit: Lot 39 of Tierra Verde Subdivision, per plat thereof recorded in Official Plat Book 6, Page 28, now on file in the office of the Chancery Clerk of Jackson County, Mississippi. Notice To Bidders: Please be advised that the highest bidder ("purchaser") at this trustee's sale may be required to provide information, documentation and/or certification as mandated by applicable federal law, and entity and trust purchaser should be prepared to provide beneficial ownership information as required by federal reporting requirements effective for transfers of residential real property to covered transferees on or after March 1, 2026.
