SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE File: MS23145 WHEREAS, on August 10, 2021, Adam Brown IV, a single man executed a certain Deed of Trust to Cecil D. McClellan, III, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc. as Beneficiary, as nominee for American Neighborhood Mortgage Acceptance Company, LLC, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Harrison County, Mississippi, on August 10, 2021,, as Document Number 2021-10156-T-J1. WHEREAS, The Secretary of Veterans Affairs, an Officer of the United States, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on April 15, 2026, as Document Number 2026-0007137-T-J1; and WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, The Secretary of Veterans Affairs, an Officer of the United States, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on August 7, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East main front door of the Harrison County Courthouse in Gulfport, to the highest and best bidder for cash the following described property situated in Harrison County, Mississippi, to wit: Lot Eleven (11), Hidden Creek Subdivision, Phase One (1), a subdivision according to the official map or plat thereof on file and of record in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 37, at Page 12, thereof, reference to which is hereby made in aid of and as a part of this description. More commonly known as: 11370 Creek Dr, Gulfport, MS 39503 I will convey only such title as vested in me as Substituted Trustee.
