SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on September 23, 2002, Paul M. Tovsland and his wife, Judy Tovsland executed a certain deed of trust to Virgil Robinson, Jr., Trustee for the benefit of Dryades Savings Bank, F.S.B. which deed of trust is of record in the office of the Chancery Clerk of Harrison County, State of Mississippi in Book 2488 at Page 33 Instrument No. 2002 16796 T; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated June 8, 2026 and recorded in the aforesaid Chancery Clerk's Office in Instrument no.2026-0011723-T-J1; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Rocket Mortgage, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on August 4, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Main Door of the County Courthouse of Harrison County, located at 1801 23rd Avenue, Gulfport, MS 39501, to the highest and best bidder for cash or certified funds the following described property situated in Harrison County, State of Mississippi, to-wit:
A lot or parcel of land lying and being situated in the Northwest Quarter of the Northwest Quarter (NW1/4 of NW1/4) Section 2, Township 6 South, Range 12 West, First Judicial District of Harrison County, Mississippi, and being more particularly described as follows, to-wit:
Commencing at the intersection of the East line of a private road with the North line of the Northwest Quarter of Northwest Quarter of said Section 2, said point being 635 feet West of the Northeast corner of the Northwest quarter of Northwest Quarter of said Section 2, thence run South 37 degrees 52 minutes West for 50 feet to a point on the West line of the Private Road; thence South 52 degrees 08 minutes East along the West line of said road for 368.5 feet to a point; thence South 36 degrees 54 minutes East along the West line of said road for 131.5 feet to the Point of Beginning of the Lot herein described, and from said Point of Beginning run South 36 degrees 54 minutes East along the West line of the private road for 100 feet to a point; thence South 53 degrees 06 minutes West for 321 feel to a point on the East side of a lake; thence Northwesterly along the East side of the lake for 100.3 feet to a point; thence North 53 degrees 06 minutes East for 329 feel to the Point of Beginning. And also a 1/55th interest in a fresh water lake known as Lake Helen, located and being situated in the Northwest quarter of Section 2, Township 6 South, Range 12 West, First Judicial District of Harrison County, Mississippi.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
