NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF HARRISON WHEREAS, on November 30, 2022, Felicia Louise Hardy, a single woman executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for CMG Mortgage, Inc. dba CMG Home Loans, its successors and assigns. WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated November 30, 2022, executed by Felicia Louise Hardy, a single woman and recorded in Book 0, at Page 0 - and as Instrument No 2022-0009096-T-J2 - of the records of the Chancery Clerk of the Second Judicial District of Harrison County, Mississippi; and re-recorded in the records of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Book 0, at Page 0, as Document No. 2023-0021347-T-J1 and which aforesaid Instrument conveys to DHI Title of Mississippi, Trustee and to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for CMG Mortgage, Inc. dba CMG Home Loans, its successors and assigns, as Beneficiary, the hereinafter described property; and WHEREAS, Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for CMG Mortgage, Inc. dba CMG Home Loans, its successors and assigns assigned said Deed of Trust to CMG Mortgage, Inc. via an instrument dated November 29, 2023 and recorded - and as Instrument No. 2023-0006854-T-J2 - in the office of the Chancery Clerk of the Second Judicial District of Harrison County, Mississippi; and WHEREAS, CMG Mortgage, Inc. assigned said Deed of Trust to Lakeview Loan Servicing, LLC via an instrument dated April 28, 2025 and recorded - and as Instrument No. 2025-0002637-T-J2 - in the office of the Chancery Clerk of the Second Judicial District of Harrison County, Mississippi; and WHEREAS, Lakeview Loan Servicing, LLC appointed Marinosci Law Group, P.C. as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated February 10, 2026 and recorded in Book 0, Page 0 – and as Instrument No. 2026-0010050-T-J1 of the records of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on July 28, 2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the East front door of the Harrison County Courthouse, located at 1801 23rd Avenue in Gulfport, Mississippi, the following described property located and situated in Harrison County, Mississippi, to wit: Lot 99, Windmill Ridge Subdivision, Phase Two, a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk of the Second Judicial District of Harrison County, Mississippi, in Plat Book 34 at Page 26, thereof, reference to which is hereby made in aid of and as a part of this description. Indexing Instructions: Lot 99, Windmill Ridge Subdivision, Phase Two More commonly known as: 5201 FAIRBURY WAY, DIBERVILLE, MS 39540 Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.
