NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 08/18/2009, ELOISE BURNSIDE, executed a Promissory Note payable to the order of BANK OF AMERICA, N.A., A NATIONAL BANKING ASSOCIATION, AS LENDER.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 08/18/2009, executed by ELOISE BURNSIDE, UNMARRIED and being recorded on 09/25/2009 in Book 2847, Page 606 as Document No. 200919049 of the records of the Jackson County, State of Mississippi; and which aforesaid Instrument conveys to PRLAP, INC., Trustee and to BANK OF AMERICA, N.A., as Beneficiary, the hereinafter described property; and
WHEREAS, MORTGAGE ASSETS MANAGEMENT, LLC BY AND THROUGH ITS ATTORNEY IN FACT, PHH MORTGAGE CORPORATION assigned said Deed of Trust to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Onity Loan Acquisition Trust 2025-HB2 for via an instrument filed of record on January 12, 2026 as Document No. 202600493, in Book 4212, at Page 532 in the office of the Clerk of the Jackson County, State of Mississippi; and
WHEREAS, Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Onity Loan Acquisition Trust 2025-HB2 for appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 01/13/2026 and recorded on 01/13/2026 in Book 4213, at Page 32 of the records of the Jackson County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 07/15/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the West Front Door, Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, the following described property located and situated in Jackson, Mississippi, to wit:
LOT 24, SNUG HARBOR FIRST ADDITION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 13, PAGE 4, OF THE RECORDS OF PLATS IN THE OFFICE OF THE CHANCERY CLERK OF JACKSON COUNTY, MISSISSIPPI.

More commonly known as: 4118 WASHINGTON DRIVE, MOSS POINT, MS 39563
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
Please be advised that the trustee may require entity or trust bidders at this trustee's sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026.
